– Homes on Marine Parade typically fetch high prices, with another listing possibly selling for over $15 million.

A luxury beachside home in Mount Maunganui was snapped up after just eight days on the market, OneRoof can reveal.

The four-bedroom on Marine Parade, marketed by Harcourts agents Theo Smith and Ben Cantley, fetched $7.65 million – almost $3m above RV.

Harcourts business owner Nigel Martin said the beautiful presentation pulled in buyers with more serious budgets.

The property, which hit the market on May 9 this year, had an asking price of $7.995m, so buyers knew what they needed to pay.

“It’s a stunning property. It had outstanding street appeal on Marine Parade and had an outlook to the beach,” Martin told OneRoof.

“You can view the islands in front and right down to the sand. Not every property on Marine Parade gets that. Some have the dunes in front.”

He added: “It was a modern home. It’s all finished and that does appeal to buyers in that price range.

“The place was priced correctly for the market. The agents worked with the owners for some time to make sure that we pitched it properly to the market.

“Ultimately the price was set by the owners. There have been comparable sales on either Marine Parade or Ocean Beach, and a reasonable amount of high-end sales here.”

Martin could not say how many buyers had looked at the property in the short campaign, nor any details about the buyers, but did say the interest came from people who hadn’t been actively looking to buy.

“People who were looking were new to the market; they presented themselves once the property went live. It is a very unique property. People who are not actively looking see something like this and will come out and take action,” he said.

“You drive along Marine Parade; you do not see many properties that look quite like that. If we had three more like that, we could have sold them all.”

Homes on Marine Parade and neighbouring Oceanbeach Road are highly valued and typically fetch record sums when they come to market. Last August, an original bach on Marine Parade sold under the hammer for $8m.

The new Waikato-based owner plans to build a new home, Bayleys listing agent Conrad Doyle told OneRoof at the time of the sale.

Doyle told OneRoof last year: “If you win Lotto, that is the house you go and buy. It is just one of those properties that everyone loves at the Mount.”

Also available close by is 124 Marine Parade, a modern duplex listed with Powers Realty Group agent Sandra Powers.

The side-by-side two-storey homes known as Casa Positano and Casa Sorrento, have a total of 10 bedrooms, their own pools and roof-top terraces. They were completed earlier this year and are for sale by negotiation.
