A modest six-bedroom home on Auckland’s billionaire’s mile is on the market for the first time in 90 years.
And while the six-bedroom property at 11 Marine Parade, in Herne Bay, is in a quite liveable state, it is its prime waterfront location that will no doubt attract buyers with bulldozers and plans to create an architectural wonder.
The 757sqm site, which has an RV of $5.55 million, comes with riparian rights, its own beach access, and resource consent for a boat shed.

Bayleys listing agent Edward Pack describes the property in his listing on OneRoof as a “once-in-a-generation opportunity”.
The property is next door to the mansion ZURU Toys billionaire Nick Mowbray bought nearly two years ago for more than $24m. Mowbray and partner Jaimee Lupton plan to demolish the tired Mediterranean-style house and replace it with a new mansion.
Pack calls 11 Marine Parade a “true coastal luxury” and a “truly exceptional blank canvas”.

OneRoof reached out to Pack for comment on the likely price but had not heard back at the time of publication.
Marine Parade is one of New Zealand’s wealthiest streets. The house in front of No.11 has an RV of $14.25m, sold seven years ago for $12m after a smart renovation.
Another mansion on the street sold for $20.75m three years ago, in an off-market deal brokered by Graham Wall, of Wall Real Estate.

Wall told OneRoof this week that buying Herne Bay real estate was better than putting money in the bank.
“We have sold more waterfront Herne Bay property than anyone else. You can’t pay too much. You can sometimes pay a bit early, but we are very, very bullish on waterfront.”
Other big deals on the street include this year’s sale of rich-lister developer Kurt Gibbons’ renovated mansion. Pack was also the listing agent on that property, although he remains tight-lipped on what Gibbons got for the trophy home.
