The long-awaited transformation of the Brompton Gasworks site is about to take shape, with the first townhouses set to hit the market later this year.

What was once a dormant gasworks will soon become a vibrant neighbourhood for around 2,000 residents.

The $800 million redevelopment, led by MAB in partnership with Renewal SA, will feature 800 architect-designed homes, a hotel, an employment hub, and retail and hospitality venues surrounded by generous public parks.

Fifteen per cent of the new homes will be offered as affordable housing, with the first 39 townhouses to launch in late 2025 and 112 Nightingale apartments following early the next year.

Ben Coughlan, General Manager Residential at MAB, says the project is about creating a modern community that honours Adelaide’s working heritage.

“The Gasworks gives us a rare chance to celebrate Adelaide’s industrial past while creating a contemporary, people-focused neighbourhood,” Ben says.

“The original heritage features will form part of Heritage Quarter, a vibrant new precinct with restaurants and retail spaces for people to meet and socialise.”

The design integrates key heritage structures, including the Chief Street wall and the retort house, within a masterplan that keeps a quarter of the site open for public use.

Around 8,000 square metres of green space, including two parks and an urban square, will be among the first parts of the development to open.

“We’ve designed The Gasworks to be an open, walkable extension of Bowden, not a stand-alone precinct,” Ben says.

“With new streets, parks and retail spaces, it will become a place for everyone in the community to enjoy. The Gasworks has been intentionally designed to create a connected community, seamlessly integrating with the surrounding areas, including new paths connecting Chief Street and the Bowden precinct.”

“The site remediation was one of the most complex in South Australia’s history,” Ben says.

“Working with leading engineers, we used advanced treatment and containment technologies to make the industrial land completely safe for new homes and businesses.”

Beyond construction, the project is expected to deliver long-term benefits for the local economy and community.

“This project will generate hundreds of construction jobs each year and bring long-term economic activity to Brompton,” Ben says.

“More importantly, it will create new parks, local venues and a sense of connection that benefits the whole community.”

For Ben, the real achievement will be seeing a once-forgotten site reborn as a thriving neighbourhood.

“The Gasworks is where Adelaide’s past and future come together to create a new community,” he says.

“It’s a place to live, work and connect, a neighbourhood that celebrates its heritage while embracing modern living. With over 25 per cent dedicated to open spaces, we see future community enjoying events, public art and an atmosphere for outdoor leisure.”
