Property consultancy Cushman & Wakefield, on behalf of Development Victoria and the Australian Football League, has opened expressions of interest for the site at 140–160 Harbour Esplanade, Docklands.
The site’s approved masterplan allows for up to 181,730 sqm of gross floor area, providing flexibility for a range of potential uses including residential – particularly Build to Rent apartments – commercial, office space, retail, or hospitality and entertainment facilities that complement the nearby stadium.

The landholding forms part of the broader Harbour Esplanade precinct; an area identified by the Victorian Government for ongoing revitalisation to strengthen connections between Melbourne’s CBD and Victoria Harbour.
The location benefits from tram and bus services, pedestrian networks and proximity to Docklands’ key commercial, leisure and residential destinations.
