The medical centre has been under construction this year.

A GP operator has leased the balance of a medical centre under construction in Melbourne’s north.

The group initially pre-committed for an initial 15 years to the ground floor of 324 Bell Street, Coburg – a c300 square metre space.

It has now taken the first floor, adding 530 sqm.

The site, at the north east corner of Gordon St, also has 24 car parks.

CBRE’s Sandro Peluso, who brokered the deal with Kai Wang, said the property benefits from strong public transport connectivity and exposure to more than 40,000 vehicles a day.

“The standout feature of this transaction is the progression of the occupier’s commitment,” Mr Peluso said.

“Having initially pre-committed to part of the development, the operator subsequently expanded its requirement and ultimately secured the entire building prior to completion,” he added.

“For a healthcare operator to increase its commitment to 100 per cent of a new development before practical completion is a strong result and demonstrates what can be achieved when the location, building specification and operator requirements align,” according to the executive.

This pocket of Coburg is about nine kilometres from the CBD.
