A proposal for a $1.3 billion mixed-use, state-significant development in Sydney’s Chatswood is currently on exhibition on the New South Wales government’s major projects portal. If approved by the Housing Delivery Authority (HDA), the project would deliver 552 apartments for over 1,000 people.
Located within walking distance of Chatswood Interchange, at 8 Wilson Street, the scheme aims to align with the NSW government’s transport-oriented development reforms by increasing housing density near transit hubs.
Joint venture developers Billbergia Group and Metric Credit Partners are leading the project, with Billbergia development director Saul Moran having noted that the developers “applaud the HDA for recognising the important opportunity this site presents to deliver new homes in a highly connected location – with access to world-class transport, retail, employment and essential services.”

The project, dubbed “Chatswood Grand Residences,” has been designed by PBD Architects, who won a design excellence competition for the project.
PBD Architects’ design comprises two towers, 58 and 60 storeys high, above a two-level podium with 2,500 square metres of retail and commercial space. A further 2,500 square metres of public domain is proposed to be revitalised.
According to a media communique, the plans include a large range of apartment typologies, ranging from studios to four-bedroom units with house-like floorplans designed to cater for large families and downsizers.

A cruciform motif carries through the entire scheme, with the intention of optimising views from apartments, solar access, natural ventilation and residents’ privacy. The podium is likewise designed to be permeable, with landscaped through-site links and a central courtyard.
“Together the slender towers, podium and public realm combine to present a sophisticated response to the site’s urban context and a striking addition to the evolving Chatswood skyline,” said managing director of PBD Architects Paul Buljevic.
“Chatswood Grand Residences has been designed with liveability at its core … [and] designed to support wellbeing, foster community and enrich residents’ daily lives,” added Moran.

Subject to approval, construction is expected to commence in late 2026, and completion is anticipated in 2031.
