Businessman Tim Goyder has set a new property price record for 2025 with the sale of his Mosman Park home for $22.75 million.<\/p>\n

Selling through real estate agent Justin Davies, the sale price eclipses an earlier record set in May by property agent Vivien Yap with the sale of her own home, also in Mosman Park.<\/p>\n

Goyder also made headlines in 2022 when he bought a Peppermint Grove mansion with a $17m cash offer and a 20-day settlement period.<\/p>\n

Despite buying one of Perth\u2019s most prestigious addresses, the down-to-earth businessman told House That! at the time that he and wife Linda enjoyed the quiet life.<\/p>\n

\u201cThere\u2019s nothing flashy about us \u2014 and that\u2019s a quote,\u201d he said at the time.<\/p>\n

We do not know for sure how flash his Mosman Park property was because it sold off-market to a retired medical specialist, with only images of the view posted online.<\/p>\n

Goyder \u2014 who heads up Liontown Resources \u2014 has been busy renovating his Peppermint Grove property, which House That! understands will cost about $15m.<\/p>\n

But while Goyder\u2019s Mosman Park property has set a price record, Liontown suffered through an agonisingly long lithium price rout in the first half of the year.<\/p>\n

Its share price is currently trading at less than a third of its peak share value, which it hit back in mid 2023. But it\u2019s at least trading back at levels last seen about a year ago.<\/p>\n

For his part, Davis said the most difficult issue in selling Perth\u2019s most beautiful homes was the scarcity of stock.<\/p>\n

\u201cWhen people are living in a luxurious home, the issue is: why leave, and where to?\u201d he said.<\/p>\n

\u201cWe have so many buyers who are looking for something that is irreplaceable, whether it is $20m-plus, or $10m-plus . . . but homeowners are cautious to leave their precious homes.<\/p>\n

\u201cUnlike Sydney and Melbourne where there are numerous beautiful suburbs maintaining acceptable stock levels, in Perth we have only a handful of foreshore\/beachside suburbs.<\/p>\n
