We\u2019ve also seen very strong demand for regional and outer suburban homes, both to rent and to buy, and that\u2019s driven up rents a lot in those areas.\u201d<\/p>\n<p>Moore attributed Queensland and Western Australia\u2019s strong representation to recent market trends. \u201cRegional Queensland is still solid, even if growth is slower this year and they\u2019re also extremely tight <a href=\"https:\/\/www.mpamag.com\/au\/news\/general\/investor-exits-rise-as-tax-reform-fears-unsettle-rental-market\/548238\" target=\"_blank\" rel=\"nofollow noopener\">rental markets<\/a>,\u201d he said. \u201cThese areas have seen extraordinarily low rental vacancy rates and commensurately very strong growth in rents over that period. So that continues to make them attractive to investors.\u201d<\/p>\n<p>He added that interstate migration had played a role, with many families moving from New South Wales and Victoria to Queensland. \u201cThere\u2019s not a lot of opportunity in NSW and Victoria compared to the other states on this list,\u201d Moore said. \u201cThat\u2019s not to say there aren\u2019t good opportunities for investors in those states, but certainly relative to those smaller states and smaller capitals, Sydney and Melbourne just haven\u2019t performed as well.\u201d<\/p>\n<p>The report is based solely on data, and Moore cautioned that investors should conduct further research before making decisions.
