A developer has lodged plans to build a 34-storey apartment on top of a notorious Brisbane pub that has sat derelict for more than 15 years.<\/p>\n

The Broadway Hotel in Woolloongabba was built in 1889, but fell into ruin after being gutted by fires<\/a> in 2010 and 2018.<\/p>\n

Successive owners have attempted to demolish or redevelop the site, but those proposals were rejected due to its heritage<\/a> listing.<\/p>\n

The current owners have submitted plans to build a $140 million residential tower on top of the pub, which they say would keep the pub’s heritage intact.<\/p>\n

The site falls within a state government Priority Development Area, which makes it more difficult for residents to block the proposal.<\/p>\n

The developer’s town planning assessment report claims their plan preserves the heritage of the iconic building, which is one of the oldest in Brisbane.<\/p>\n

“The proposal will revitalise a derelict site and give renewed use and meaning to an iconic and significant building and site in inner Brisbane,” the report reads.<\/p>\n

“The more recent changes to the Olympic venues, combined with the increasing housing demand post-COVID-19 and the reported shortage of housing, have brought forward the level of demand for apartment living at this location.”<\/p>\n

The proposal includes replacing the destroyed roof, verandahs, and walls, but demolishing two of the existing rear wings to make way for the tower.<\/p>\n

The developer’s heritage impact report argues these two rear wings now hold little to no heritage value, given the “irreversible” damage suffered over the years.<\/p>\n

The building was given Queensland heritage status, having been deemed a symbol of Brisbane’s 1880s boom-era optimism.<\/p>\n

The tower itself would consist primarily of one and two-bedroom apartments, potentially under a build-to-rent model.<\/p>\n

It would include one level composed entirely of recreational areas, including a pool, spa, gym, sauna, yoga lawn, cinema, wine cellar, and cinema.<\/p>\n

The hotel itself would resume its original role as a pub, although with new bars, event facilities, and hospitality areas.<\/p>\n
