Giorgi architect Logan Dongray said ever since the pandemic, health and wellness features have become the new norm in high-end residential architecture.<\/p>\n
Clients want homes that feel like personalised sanctuaries.<\/p>\n
Mr Dongray told Western Suburbs Weekly they are prioritising fitness amenities, which can mean anything from a personalised home gym to a lap pool, because they want to be able to exercise in the comfort of their own home at a moment\u2019s whim.<\/p>\n
Homeowners also want dedicated spaces to relax and rejuvenate from the stresses of everyday life.<\/p>\n
\u201cAs well as designated zones for doing gym work, Giorgi are receiving a lot of requests for saunas and ice baths and having those connected to the pool area to make the space more of a relaxation zone,\u201d Mr Dongray said.<\/p>\n

\u201cThis is not something people are saying they can find at a public gym but after their workout they actually want to be able to unwind and feel fully relaxed.<\/p>\n
\u201cClients are also liking the idea of having their own dedicated wellness spaces that they don\u2019t have to share with anyone, which they can use at a time that suits them with everything easily accessible.<\/p>\n
\u201cThis means the sauna, ice bath, customised gym and some of our clients who have the space go for steam showers as well because these are good for relaxing muscles and opening the pores of the skin.\u201d<\/p>\n
Mr Dongray noted some homes in Perth\u2019s western suburbs now include wellness facilities on par with those at luxury hotels.<\/p>\n
Bev Heymans, director of Belle Property Cottesloe and Dalkeith, said wellness features are high on many home hunters\u2019 wish lists right now.<\/p>\n
She\u2019s noticed more people are concerned with optimising their overall health and this is having an impact on the way some people search for properties, with homes incorporating saunas, ice baths and gyms becoming increasingly sought-after on the market.<\/p>\n
Ms Heymans said it makes sense to include wellness facilities within your property if space and budget allows.<\/p>\n
\u201cPeople are so, so busy at the moment and there isn\u2019t always time to go to the gym or have your sauna so a lot of people are now looking to be able to do that at home,\u201d she told Western Suburbs Weekly.<\/p>\n
\u201cIf both partners work, it\u2019s lovely to be able to do those things together and if you have children you don\u2019t have to worry about arranging childcare because you can remain on-site.<\/p>\n
\u201cI have noticed a lot more people are now interested in not having to leave the house to have their sauna, ice bath and workout and many want to be able to do this with their partner at times best suited to them both.\u201d<\/p>\n
She said wellness features had the potential to increase a property\u2019s value but by how much depended on a range of factors, from the facilities included to their quality.<\/p>\n
\u201cThere would be a financial value to it but in terms of how much I could not say, though it would increase the home\u2019s saleability a lot because on-site wellness facilities are appealing to buyers and attract a wider demographic.\u201d<\/p>\n
Creating homes that nurture our wellbeing isn\u2019t just a passing trend: it\u2019s part of a broader global shift.<\/p>\n
According to recent data from the Global Wellness Institute, wellness real estate is the fastest growing market in the 11-sector global wellness economy, currently worth $US6.3 trillion.<\/p>\n

The not-for-profit noted the market was worth around $225 billion in 2019 and $548 billion in 2024, meaning it had more than doubled within five years.<\/p>\n
It is projected to be worth $1.1 trillion by 2029.<\/p>\n
Further analysis by GWI revealed homes with dedicated wellness features were commanding significant premiums at the point of sale \u2014 10 to 25 per cent more than comparable properties without them.<\/p>\n
However, Mr Dongray pointed out wellness features should be considered early in the design stage, not as an afterthought.<\/p>\n
They should also feel purposeful, not like add-ons.<\/p>\n
He said Giorgi architects also prioritise connection to nature by using walls of glass, oversized sliding doors and sculptural skylights to blur the lines between indoors and out.<\/p>\n

Seizing nature\u2019s mood-boosting properties is important in spaces that are about self-care, daily rituals and relaxation, he added.<\/p>\n
\u201cPart of our role as architects is to create something that feels good when you step into it,\u201d explained Mr Dongray.<\/p>\n
\u201cConnection to the outdoors and things like natural light and natural ventilation contribute to your health and wellbeing, including your mental health, which is why how you feel feel in any given space is a big focus for architects.\u201d<\/p>\n
He said how spaces feel and are designed are impacted by factors such as setbacks from neighbours, the size and slope of the block and the home\u2019s orientation.<\/p>\n
\u201cGiorgi are working on a site right now in Mosman Park which is really big with amazing river views and that is the ideal scenario for building a home with a wellness centre,\u201d he said.<\/p>\n
\u201cYou have the view to the water, which gives you a connection to nature, and there is a direct physical connection to the pool as well as a visual one because you can open big sliding doors which also allow for natural ventilation.<\/p>\n
\u201cYou are more likely to use your facilities more frequently when they have a connection to the outdoors.<\/p>\n
\u201cSound systems and lighting can also be embedded into the wellness areas to control the ambience.<\/p>\n
\u201cDepending on whether you want fast-paced music for your workout or relaxing sounds for when you are doing yoga, technology provides other ways to help set the mood.\u201d<\/p>\n
