{"id":333466,"date":"2025-12-07T20:23:11","date_gmt":"2025-12-07T20:23:11","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/333466\/"},"modified":"2025-12-07T20:23:11","modified_gmt":"2025-12-07T20:23:11","slug":"first-home-buyers-on-governments-myhome-scheme-struggling-to-get-sellers-on-board","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/333466\/","title":{"rendered":"First-home buyers on government&#8217;s MyHome scheme struggling to get sellers on board"},"content":{"rendered":"<p class=\"paragraph_paragraph__iYReA\">Despite making the highest offer in the &#8220;hot&#8221; property market, Regan Huitema was knocked back.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;I&#8217;ve been told that the MyHome scheme was what put them off,&#8221; the 26-year-old said.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">The Tasmanian scheme is similar to the <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2025-11-13\/tough-competition-likely-for-co-ownership-scheme\/105996244\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/105996244\" rel=\"nofollow noopener\" target=\"_blank\">federal government&#8217;s co-purchasing initiative.<\/a><\/p>\n<p class=\"paragraph_paragraph__iYReA\">Under the MyHome blueprint, the Tasmanian government will contribute up to 40 per cent of the cost of a new home, or 30 per cent of an existing home.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">It will have to be paid out within 30 years \u2014 through either selling the property or purchasing the government&#8217;s share at the current market value.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Going in with the government is the only way the NDIS call centre employee can afford his first home.<\/p>\n<p><img decoding=\"async\" alt=\"Regan Huitema sitting on a kitchen bench.\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2025\/12\/15b346827cfbd9c492367295dde56efb\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Mr Huitema says neither he nor his partner are particularly well paid. (ABC News: Morgan Timms)<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;Me and my partner, I think if I&#8217;m being self-aware, we&#8217;re a bit lower on the socio-economic scale,&#8221; Mr Huitema said.<\/p>\n<p>&#8220;We&#8217;re honest workers, but at the end of the day, neither of us are particularly well paid.&#8221;<\/p>\n<p class=\"paragraph_paragraph__iYReA\">The most he can afford to pay is $540,000, which according to the Real Estate Institute of Tasmania is lower than the median house price of $602,500 in his area, Launceston.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">But first, many things have to fall into place \u2014 all at once \u2014 for him to use the scheme.<\/p>\n<p>MyHome requirements:<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Settlement for house and land packages takes up to 115 days; existing homes 90 days; new builds 70 days<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Income limits apply but not for all, with first-home buyers who qualify for the First Home Buyer Stamp Duty Concession and purchase an existing home exempt<\/p>\n<p>A building inspection report is required for existing properties<\/p>\n<p class=\"paragraph_paragraph__iYReA\">It can take 90 days to reach a settlement through the scheme, so Mr Huitema will have to find a vendor willing to wait.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">To purchase an existing property, a couple&#8217;s annual income cannot exceed $112,468 \u2014 although this test does not apply to some first-home buyers.<\/p>\n<p><img decoding=\"async\" alt=\"Regan Huitema looking outside a window.\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2025\/12\/0a21ffd2d789e75e1d830617277bedaa\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">He will be competing against buyers who can present an unconditional offer. (ABC News: Morgan Timms)<\/p>\n<p class=\"paragraph_paragraph__iYReA\">One real estate agent laid it bare to a first-home buyer, who had fruitlessly been making offers through the scheme, including three that were the highest.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;MyHome is a great scheme but unfortunately when going against other offers, vendors tend to go with an offer that is less of a time frame,&#8221; the agent wrote in an email seen by the ABC.<\/p>\n<p>&#8216;Not many people want to give away a home&#8217;<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Penny Connor from EIS Property said of the two MyHome buyers she had had, one was successful.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;They dangled a bit of carrot to the owner, I think,&#8221; she said.<\/p>\n<p>&#8220;Obviously a significantly more amount of money.&#8221;<\/p>\n<p class=\"paragraph_paragraph__iYReA\">She said the &#8220;drawn-out process&#8221; made these offers &#8220;a little less attractive to some owners&#8221;.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2025-11-13\/tough-competition-likely-for-co-ownership-scheme\/105996244\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">Tough competition likely for co-ownership scheme<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">The Help to Buy scheme will open to applicants soon. (ABC News: Kate Nickels)<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Independent Member for Nelson Meg Webb said the idea behind the scheme was &#8220;really positive&#8221;, but execution could be improved.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;If we&#8217;ve got a scheme that&#8217;s targeted to helping people who are on lower incomes get into the home ownership market, why aren&#8217;t we giving them a competitive interest rate?&#8221; she asked.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;And why aren&#8217;t we offering them more than one lender in that scheme, so that there&#8217;s some competition and some variety there for people to choose what&#8217;s going to suit them best?&#8221;<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2025-11-05\/one-in-10-homes-bought-using-government-incentive-in-october\/105976010\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">One in 10 homes bought using government incentive in October<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">About one in 10 homes sold last month were bought by Australians using Labor&#8217;s expanded 5 per cent deposit scheme to enter the market for the first time.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Conveyancer Sarah Knight, who has advised about 100 clients wanting to use MyHome, is a &#8220;big advocate for the scheme&#8221;.<\/p>\n<p>&#8220;There is a lot of negative feedback about the scheme amongst the real estate agents,&#8221;  she said.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;As long as people go in with their eyes open and they&#8217;re aware of the time-frame, the requirements of Homes Tasmania and Bank of us, it is a scheme that works really well.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;Quite often it is the only way someone can go into home ownership because not everybody can rely on the Bank of Mum and Dad.&#8221;<\/p>\n<p>Hundreds of properties sold, government says<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Homes Tasmania said by late October, 930 properties had been sold through MyHome \u2014 615 were existing properties, and 315 new homes or house and land packages.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Homes Tasmania said it paid for a valuation, building inspection, engineering reports, and council record searches where needed.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;It takes around a month longer to settle a purchase of an existing home, but it protects new buyers, so they better understand their purchase, and reduces any unseen costs they won&#8217;t be able to afford,&#8221; it said.<\/p>\n<p>&#8220;Examples of properties that might not be suitable to buy include those with illegal work, structural problems or significant maintenance issues.&#8221;<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Mr Kitto from Bank of us said: &#8220;While MyHome can be a bit more complicated, it&#8217;s important to acknowledge it is making a significant contribution helping Tasmanians achieve home ownership.&#8221;<\/p>\n<p class=\"paragraph_paragraph__iYReA\">But Mr Huitema is concerned &#8220;the government itself now has a financial interest in making sure house prices go up&#8221;.<\/p>\n<p><img decoding=\"async\" alt=\"Regan Huitema standing on the street.\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2025\/12\/189df6384aa0be089901960363708d36\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Mr Huitema says while it is a good scheme, he has concerns.
