{"id":336636,"date":"2025-12-09T07:11:11","date_gmt":"2025-12-09T07:11:11","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/336636\/"},"modified":"2025-12-09T07:11:11","modified_gmt":"2025-12-09T07:11:11","slug":"brisbane-council-moves-to-ban-short-term-rentals-from-residential-suburbs","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/336636\/","title":{"rendered":"Brisbane council moves to ban short-term rentals from residential suburbs"},"content":{"rendered":"<p>Homeowners in <a href=\"http:\/\/www.9news.com.au\/brisbane\" target=\"\" rel=\"nofollow noopener\" title=\"Brisbane\">Brisbane<\/a>&#8216;s low-density suburbs will effectively be banned from operating short-term rentals, such as Airbnb, under new council reforms.<\/p>\n<p>Brisbane City Council today revealed it will write to 500 suburban homeowners to inform \ufeffthem they will be required to cease operating as short-stay rentals as they were not likely to receive the necessary development approvals under the new permit system.<\/p>\n<p>The proposed changes, which also include a three-strikes system for operators whose guests disturb neighbours, are expected to be in place by July next year but will require state government approval.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2025\/12\/https:\/\/prod.static9.net.au\/fs\/a86b4fef-1cbd-47cf-8abd-6a5cc13b5d06.jpeg\"   alt=\"\"\/>Short-term rentals have effectively been banned from residential suburbs. (Getty)<\/p>\n<p>Despite a University of Queensland study finding most short-stay accommodation was already in tourism areas and had little impact on rental affordability, Lord Mayor Adrian Schrinner hopes the reforms will return more suburban homes to the long-term rental market.<\/p>\n<p>&#8220;This new law is about striking a balance between supporting tourism and economic activity and protecting the peace of our suburbs where people live,&#8221; Schrinner said.<\/p>\n<p>&#8220;We want to make sure our suburbs remain places where residents enjoy the lifestyle Brisbane is known for.<\/p>\n<p>&#8220;By better managing where short-stay accommodation is located, we&#8217;re creating more certainty for residents and visitors while helping strengthen the supply of homes in Brisbane&#8217;s suburbs.&#8221;<\/p>\n<p>Owners who let their property as short-stay accommodation without a permit could face fines of more than $140,000.<\/p>\n<p>It&#8217;s yet to be revealed how much the permit will cost, but council said it will only be to cover costs.<\/p>\n<p>Owners will also have to appoint a 24-hour contact to respond to complaints, have house rules and get public liability insurance.\ufeff<\/p>\n<p>The council has also called on the state government to change body corporate legislation to give owners greater say over whether short-stay accommodation can operate in their complex.\ufeff<\/p>\n<p>Short-stay rental regulations vary across states and councils.<\/p>\n<p>Many councils are exploring ways to crack down on the short-term rental market to improve the availability of housing.<\/p>\n<p>In 2023, the Byron Shire Council got state government approval to cap short-term stays at 60 days for non-hosted accommodation.<\/p>\n<p>The NSW government is reviewing its short-term rental accommodation regulations across the state.<\/p>\n<p>Certain areas, including Greater Sydney, have an annual 180-day limit for non-hosted\ufeff accommodation.<\/p>\n<p>Victoria has a state-wide annual 180-day limit for non-hosted accommodation, as well as a 7.5 per cent levy for stays under 28 days.<\/p>\n<p>The ACT has a similar 5 per cent levy.\ufeff<\/p>\n","protected":false},"excerpt":{"rendered":"Homeowners in Brisbane&#8216;s low-density suburbs will effectively be banned from operating short-term rentals, such as Airbnb, under new&hellip;\n","protected":false},"author":2,"featured_media":336637,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[2],"tags":[43,44,41,39,42,40],"class_list":{"0":"post-336636","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-headlines","8":"tag-headlines","9":"tag-news","10":"tag-top-news","11":"tag-top-stories","12":"tag-topnews","13":"tag-topstories"},"_links":{"self":[{"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/posts\/336636","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/comments?post=336636"}],"version-history":[{"count":0,"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/posts\/336636\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/media\/336637"}],"wp:attachment":[{"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/media?parent=336636"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/categories?post=336636"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.newsbeep.com\/au\/wp-json\/wp\/v2\/tags?post=336636"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
