Artificial intelligence is carving out financial \u201cdanger zones\u201d across Melbourne\u2019s housing market that could start impacting large numbers of homeowners within two years.<\/p>\n
New modelling has identified areas where home prices could suffer as they become exposed to jobs being replaced or reshaped by advancing technology.<\/p>\n

Property expert Cate Bakos says AI will hit some industries hard but warns the impact will vary by suburb.<\/p>\n Mr Lardner said the suburbs facing the greatest danger were those where many homeowners had taken out large mortgages in the past few years. \u201cYou\u2019d see suburbs where people are forced to sell en masse because their jobs have been automated,\u201d Mr Lardner said.
\u201cThis time it won\u2019t be manufacturing jobs leaving, it will be professional services roles.\u201d<\/p>\n<\/p>\n
\u201cSomeone who has owned their home for many years will be less affected than someone with a new mortgage,\u201d he said.
\u201cThe real danger is when you have workers concentrated in vulnerable industries, all holding high levels of debt.\u201d<\/p>\n
Mr Lardner said AI\u2019s impact on jobs could accelerate far faster than most Australians expect.
\u201cThe technology will be good enough to replace workers and companies will adopt it,\u201d he said.
\u201cBoth of those things will happen within the next two years.\u201d<\/p>\n<\/p>\n

\u201cYou don\u2019t see an entire suburb empty out overnight,\u201d Ms Bakos said.
\u201cPeople retrain, move sideways or adapt.
\u201cBut in suburbs where many people work in similar industries and have high mortgages, that\u2019s where pressure builds.\u201d<\/p>\n<\/p>\n
\u201cElevated listings, heavy discounting, vendors competing against each other, those are the big red flags,\u201d she said.
\u201cWhen supply hits all at once, the floor drops and prices fall.\u201d<\/p>\n
\u201cOf course people live beyond their means, that happens everywhere,\u201d she said.
\u201cI always recommend a buffer, especially if you\u2019re on the verge of a lifestyle change. Don\u2019t borrow to your absolute maximum.\u201d<\/p>\n<\/p>\n

\u201cIf you\u2019ve got a high debt and your income drops or you lose your job, you\u2019re essentially stuck,\u201d Mr Elmi said.
\u201cYou can\u2019t refinance, your income no longer meets serviceability, and in some cases you could be pushed to sell.\u201d<\/p>\n<\/p>\n

\u201cIf you don\u2019t hold money in an offset account, you can get stuck,\u201d he said.
\u201cBut if you have a buffer, even $100,000 or $200,000, you\u2019ve bought yourself time if things go belly-up.\u201d<\/p>\n
\u201cYou do get a feel when someone is pushing the limits,\u201d he said.
\u201cSometimes you have to tell people to reconsider or adjust their spending before taking on a big loan.\u201d<\/p>\n<\/p>\n
