Commonwealth Bank<\/a> (CBA) has lifted fixed home loan rates as expectations grow that the Reserve Bank will increase the cash rate in early 2026.<\/p>\n

Even a small rate rise can add hundreds of dollars a year to the average mortgage, tightening budgets already under pressure.<\/p>\n

CBA and NAB now expect the Reserve Bank of Australia (RBA) to raise rates after inflation crept higher late last year, reversing the trend that followed a series of cuts. CBA is forecasting the cash rate to reach 3.85 per cent by December.<\/p>\n

In response, CBA has increased fixed rates for both owner\u2011occupiers and investors.<\/p>\n

Three\u2011year fixed loans have seen the biggest jump; up 0.7 percentage points to 6.19 per cent for owner\u2011occupiers, and 0.6 points to 6.24 per cent for investors.<\/p>\n

CBA\u2019s lowest fixed option is now a two\u2011year owner\u2011occupier rate of 5.94 per cent, up 0.35 points.<\/p>\n

The changes take effect from January 15 and apply to new borrowers as well as existing customers switching to a fixed rate.<\/p>\n

Its fixed rates now sit above those of its major rivals, with Westpac offering 5.59 per cent, and ANZ 5.44 per cent on comparable two\u2011year terms.<\/p>\n

According to Canstar, NRMA Insurance currently offers the lowest two\u2011year fixed rate at 5.29 per cent on a $500,000 loan. Suncorp and NAB follow at 5.39 per cent.<\/p>\n

NAB is predicting two RBA hikes this year \u2014 one in February and another in May \u2014 while Westpac and ANZ expect the cash rate to hold steady through 2026.<\/p>\n

The February RBA is expected to hike rates to 0.25 per cent.<\/p>\n

A 0.25 percentage point rise would add roughly $75 a month to repayments on a $500,000 owner\u2011occupier loan over 25 years.<\/p>\n

A 0.25 point hike would cost the average borrower about $20 extra per week on a typical home loan, or over $1000 a year.<\/p>\n

The RBA will meet in February, with its next decision due at 2.30pm on February 3.<\/p>\n
