{"id":431323,"date":"2026-01-23T03:10:14","date_gmt":"2026-01-23T03:10:14","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/431323\/"},"modified":"2026-01-23T03:10:14","modified_gmt":"2026-01-23T03:10:14","slug":"reserve-bank-weighs-ironic-rate-hike-as-high-rents-fuel-inflation-problem","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/431323\/","title":{"rendered":"Reserve Bank weighs ironic rate hike as high rents fuel inflation problem"},"content":{"rendered":"<p><img decoding=\"async\" class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa wp-post-1094169 wp-image-1094167\"  src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 800 450&quot;%3E%3C\/svg%3E\"  alt=\"\" loading=\"eager\"\/><\/p>\n<p>Construction costs are soaring to skyscraper-like heights.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">A February rate hike is a live option for the RBA\u2019s first meeting of the year, with the 28 January release of the December inflation numbers to play a pivotal part in the decision.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">And in a strange case of irony, if the Consumer Price Index (CPI) shows we\u2019ve been spending too much money on housing, the RBA will seek to rectify this by making us spend even more on housing.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Wait, what?<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">See, the housing costs measured in the CPI are for rent and construction, both of which have been up by a significant amount in recent years.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The November CPI release from the Australian Bureau of Statistics (ABS) had housing costs up 5.2 per cent year on year.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">REA Group executive manager of economics Angus Moore said housing played a major role in the still too high inflation numbers.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE:<a href=\"https:\/\/www.realestate.com.au\/news\/shock-as-banks-hike-variable-rates-53-move-on-fixed-full-list\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=the_courier_mail&amp;campaignPlacement=article\" target=\"_blank\" rel=\"noopener nofollow\">Shock as 53 banks hike interest rates out of cycle<\/a><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cHousing costs have a big impact on inflation,\u201d Mr Moore said. \u201cIncreases to rents and construction costs have contributed to rising inflation over recent years.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">He noted that asking rents were up 4 per cent in the year to November, but said the rental market was easing.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cRents broadly speaking have slowed down compared to a year ago, when they were at 6 per cent in the November 2024 CPI,\u201d he said. \u201cThat\u2019s helping bring inflation back down towards target.<\/p>\n<p><img decoding=\"async\" class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa wp-post-1094169 wp-image-1094165\"  src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 800 450&quot;%3E%3C\/svg%3E\"  alt=\"\" loading=\"eager\"\/><\/p>\n<p>REA Group\u2019s Angus Moore said housing had a big impact on inflation.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cConstruction costs surged through the pandemic. They are still growing.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Mr Moore noted the irony that high spending levels on housing, which are out of the control of mortgage holders, would result in further spending on housing in the form of higher loan repayments for mortgage holders if the RBA was to hike rates.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE:<a href=\"https:\/\/www.realestate.com.au\/news\/clive-palmers-215m-legacy-grows-as-daughter-breaks-rank\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=the_courier_mail&amp;campaignPlacement=article\" target=\"_blank\" rel=\"noopener nofollow\">Clive Palmer\u2019s $215m legacy grows<\/a><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cIt\u2019s nasty when you put it like that, but that\u2019s basically correct,\u201d he said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">A look at the most recent CPI shows housing costs were weighted at 21.4 per cent of the entire CPI basket; a significantly larger proportion than most other measures.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Because of this, the 5.2 per cent housing cost increase accounted for 1.12 percentage points out of a total 3.4 per cent inflation figure for the month, nearly double the next biggest contributor, which was food and non-alcoholic beverage at 0.58 percentage points.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cHousing is one of the largest statistical weights in the CPI basket, and it has been the most persistent driver of inflation over the last year,\u201d said Graham Cooke, head of consumer research at Finder. \u201c(Rental) vacancy rates remain low but have been rising along with the cost of building.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE:<a href=\"https:\/\/www.realestate.com.au\/news\/triple-rate-hike-shock-as-aus-big-bank-delivers-blow-ahead-of-rba\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=the_courier_mail&amp;campaignPlacement=article\" target=\"_blank\" rel=\"noopener nofollow\">Big Aus bank delivers triple rate hike<\/a><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Of course, people who rent properties can\u2019t simply stop paying as much rent. Likewise, people who build properties can\u2019t choose to pay less and still get the same home.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">So, mortgage holders need to pay more in home loan interest, so they can\u2019t spend as much elsewhere. Picture: GettyImages<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cMortgage costs don\u2019t feed into inflation,\u201d Mr Moore said. \u201cThe effect of rate hikes flows through to less spending on minor areas of the CPI like food and alcohol.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Alcohol and tobacco were weighted at 6.5 per cent in the November CPI, which means a spending reduction in those areas would have to be huge to make any kind of dent in the overall inflation numbers.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">This week\u2019s <a href=\"https:\/\/www.realestate.com.au\/news\/rba-rates-bombshell-in-data-released-today\/\" target=\"_blank\" rel=\"noopener nofollow\">surprise drop in unemployment <\/a>will also put pressure on the central bank for a rate hike, but Mr Moore believes the December data will be the main driver for the decision handed down on 3 February.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cWe\u2019ll have a better idea once we see the December quarter data,\u201d he said. \u201cData in October and November was mixed, October was higher than expected and November perhaps a little bit lower.<\/p>\n<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cBut it does look like inflation is a bit more persistent than what we were hoping for 6 months ago, so there\u2019s a good chance we\u2019ll see rate rises this year.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cMarkets are only pricing in a one in four chance of a hike in February, but they do have hikes priced in by August.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">One consideration for the RBA at a February meeting is that December and January are two of the biggest spending months of the year, so can provide an inflation reading that is a little \u2026 inflated.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cThe RBA understands there are typical seasonal spending patterns,\u201d Mr Moore said, before adding that the growing popularity of Black Friday sales and other big spending events are beginning to make spending habits harder to predict.<\/p>\n","protected":false},"excerpt":{"rendered":"Construction costs are soaring to skyscraper-like heights.
