(ABC Western Qld: Jay Carstens)<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Mr Jones purchased an old three-bedroom Queenslander for $220,000 in 2025, taking advantage of the federal government&#8217;s 5 per cent deposit scheme.<\/p>\n<p>&#8220;When I sat down and crunched the numbers \u2026 in my circumstance the repayments are cheaper than renting a house in town,&#8221;  he said.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;I saw it as a good opportunity to get into the housing market, and I really love living in Barcaldine.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;It&#8217;s an easy way to do it out here because houses are so cheap compared to Brisbane.&#8221;<\/p>\n<p>Rare affordability<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Barcaldine&#8217;s median house price is $162,500, which is six times lower than the Brisbane average of $989,000, according to Cotality&#8217;s latest Market Trends report.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">The median asking rent in Barcaldine over the past six months is almost half that of Brisbane&#8217;s, sitting at $320 per week compared with $650 per week.<\/p>\n<p><img decoding=\"async\" alt=\"house listings stuck to a shop front window\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/01\/14deeb6789374421836357b0a77edba3.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">The median house price in Barcaldine is $162,000, six times cheaper than in Brisbane. (ABC Western Qld: Jay Carstens)<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Ray White head researcher Vanessa Rader said the town was one of the few markets in Australia where it could be &#8220;cheaper to buy than rent&#8221;.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">But she said it was something investors were increasingly aware of.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;We are seeing a lot of people looking at that and thinking, &#8216;Hey, this is a good market for me to invest in&#8217;, so we get investors coming into the market, but we also have first home buyers,&#8221; Ms Rader said.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;When you look at the rental yields that are on offer in some of these locations [like Barcaldine] and the low [price] entry point for investors, we will see these markets continue to trade and some uplift in capital values [based on continued economic activity].&#8221;<\/p>\n<p><img decoding=\"async\" alt=\"town sign of Barcaldine\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/01\/8030404e189db26eae785a9f8b96a800.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Barcaldine is a town of 1,500 people, an hour&#8217;s drive east of Longreach in central west Queensland.
