(ABC News: Keana Naughton)<\/p>\n<p>Interest rate rises inflaming feasibility questions<\/p>\n<p class=\"paragraph_paragraph__iYReA\"><a class=\"Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2026-02-03\/reserve-bank-lifts-interest-rates-february-2026\/106298696\" data-component=\"Link\" rel=\"nofollow noopener\" target=\"_blank\">Last week&#8217;s interest rate rise<\/a> \u2014 the first in two years \u2014 has only heightened concerns about the feasibility problem for apartments.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">KPMG urban economist Terry Rawnsley said the impact of interest rate rises was two-fold \u2014 less consumer demand for apartments due to a reduced borrowing capacity, and greater difficulty for developers in getting the finance needed for projects.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;It&#8217;s probably going to be another factor that&#8217;s going to push more projects to the east away from Western Sydney,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">Mr Rawnsley warned of the longer-term consequences of such a trend.<\/p>\n<p>&#8220;If we don&#8217;t kind of see more of this affordable housing coming in Western Sydney, what we&#8217;ll start to see is more of a brain drain out of Western Sydney,&#8221;  he said.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;People will be even priced out of those more affordable suburbs, so you&#8217;ll have people leaving Western Sydney, maybe going to Melbourne, south-east Queensland, Wollongong, Newcastle.&#8221;<\/p>\n<p><img decoding=\"async\" alt=\"KPMG urban economist Terry Rawnsley\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/02\/dad46ec2aa79fea49c2189a07392ff3e.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Mr Rawnsley said the recent interest rate rise could push more projects to the east away from Western Sydney. (ABC News: Gavin Coote)<\/p>\n<p>Government developer shelves plans for 1,500 homes<\/p>\n<p class=\"paragraph_paragraph__iYReA\">In January, government developer Landcom confirmed it had shelved plans for three housing projects in Western Sydney \u2014 that would have delivered about 1,500 new homes.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">It cited &#8220;increased costs, including land acquisition costs&#8221; as the reason behind the decision, and that it would direct its funds into other nearby housing projects.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">But Mr Forrest said Landcom&#8217;s withdrawal of those projects sent a concerning signal to the housing sector.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;If Landcom can&#8217;t make a project development work, no one can,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph__iYReA\">&#8220;If ever there was a signal to the government that they need to take action to reduce the cost of construction by reducing some of those fees, taxes and charges, well this is it.&#8221;<\/p>\n<p><img decoding=\"async\" alt=\"generic photos of housing, apartments and construction\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/02\/3f9fb9e7a6471cfe32b711dca7277c67.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Persistently high construction costs are another factor detering developers from the west.
