{"id":537213,"date":"2026-03-13T06:28:10","date_gmt":"2026-03-13T06:28:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/537213\/"},"modified":"2026-03-13T06:28:10","modified_gmt":"2026-03-13T06:28:10","slug":"tallest-tower-backed-for-south-australias-best-known-beach","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/537213\/","title":{"rendered":"Tallest Tower Backed for South Australia\u2019s Best-Known Beach"},"content":{"rendered":"<p>UPDATE: The State Commission Assessment Panel has now <a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/glenelg-tallest-tower-scap-approval-karidis\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/glenelg-tallest-tower-scap-approval-karidis\" target=\"_blank\" rel=\"nofollow noopener\">granted planning consent to the project<\/a>, subject to six reserved matters including federal airspace clearance.<\/p>\n<p>An 18-storey residential tower planned for Glenelg has won support from South Australia\u2019s state architect ahead of a decision-making meeting later this week.<\/p>\n<p>The Karidis Corporation project would be the Adelaide seaside suburb\u2019s tallest project, rising five storeys higher than existing buildings.\u00a0\u00a0<\/p>\n<p>If approved by the State Commission Assessment Panel when it meets on March 11, the mixed-use building would have a ground-floor restaurant and seven levels of retirement living apartments, five levels of serviced apartments, one of residential flats, four storeys of above-ground car parking and one level of basement car parking.<\/p>\n<p>The tower, proposed by Adelaide-based developer Karidis Corporation, would have a five-level podium built using brightonlite concrete slab edges with embedded horizontal ribbons.<\/p>\n<p>In a letter endorsing the building, SA government architect Kirsteen Mackay lauded its planned \u201cbold\u201d podium.<\/p>\n<p>\u201cI support the ambition to deliver a high quality development with a residential focus in this location,\u201d she wrote.<\/p>\n<p>She also supported the building\u2019s 18 storeys that would rise on an already cleared 1125sq m site across Colley Terrace from Norfolk Pine-lined Colley Reserve.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/03\/glenelg_mid.jpg\" alt=\"An external rendering of the 18-storey tower planned for Glenelg's Colley Terrace.\"\/>\u25b2 The 18-storey tower on Colley Terrace would be Glenelg\u2019s tallest by five levels.<\/p>\n<p>An 11km tram, bus or car trip from the Adelaide CBD and founded in 1836\u2014five months after Kingscote on Kangaroo Island\u2014Glenelg is both mainland SA\u2019s first European settlement and the state\u2019s best known beach.<\/p>\n<p>In a report to the assessment panel, senior planning officer for the state Joanne Reid has advised that the 106-apartment project on Colley Terrace would \u201cpositively respond to the local context\u201d and not \u201cresult in unreasonable impacts on nearby land uses\u201d.<\/p>\n<p>\u201cIt is acknowledged that this will be the tallest building in Glenelg and therefore requires significant justification to warrant such an uplift in the built form within the context of its setting,\u201d she advised.<\/p>\n<p>She noted that the 60m tower, designed by Adelaide-based architects Baukultur, would exceed the desired building height of the area\u2019s urban neighbourhood zone by six levels.\u00a0<\/p>\n<p>\u201cThe proposed height is the culmination of offering a sensible number of short- and long-term accommodation options, while offering a high level of amenity and a quantum of car parking that avoids placing additional pressure on the surrounding local street network,\u201d she added.<\/p>\n<p>\u201cThe site\u2019s locational attributes together with design features result in the building\u2019s six additional levels not being significantly impactful beyond its setting.\u201d<\/p>\n<p>Reid recommended that the building, which would have two penthouses, be approved by the panel.<\/p>\n<p>The project\u2019s retirement living apartments form Stage 4 of the Avista Glenelg village located on Durham Street that runs parallel to Colley Terrace.
