(ABC News: Luke Bowden)<\/p>\n<p class=\"paragraph_paragraph___QITb\">However, the increasing cost to build new apartments could soon put their delivery at risk, <a class=\"Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.propertycouncil.com.au\/wp-content\/uploads\/2026\/03\/REP_PCA-Apartment-Market-Summary-update_Brisbane_FINAL_MAR-2026-1.pdf\" data-component=\"Link\" rel=\"nofollow noopener\" target=\"_blank\">according to a recent report<\/a> from urban consultancy firm Urbis.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The report warns that the cost of construction, combined with an expected drain of subcontractors and tradesmen from the residential sector to Olympics projects is putting the pipeline of future apartment buildings at risk.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Beyond 2027, about 35 per cent of apartment supply is considered to be at moderate to high risk of delay, according to the report.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Urbis partner Paul Riga said the viability of a project would depend on the scale and level of amenity.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;When you&#8217;re competing with projects which have maybe higher headway for revenue in more inner-city locations \u2026 there will be challenges,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;But that&#8217;s not to say that projects won&#8217;t be viable.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;When we are looking at supply coming through and at least completing over the next three to five years \u2026 there is a level of uncertainty.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">Mr Riga said apartment delivery numbers were expected to remain &#8220;relatively consistent&#8221; over the next three to five years.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Which is well under the targets that are needed over that period,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">New data from Cotality, meanwhile, shows Queensland is leading the country in population increase with over 25 per cent of national growth occurring in the sunshine state between early 2020 and the end of 2025.<\/p>\n<p class=\"paragraph_paragraph___QITb\">That population growth is outpacing construction,\u00a0with less than 20 per cent of new home constructions being completed in Queensland over the same period.<\/p>\n<p><img decoding=\"async\" alt=\"A map of a planning development\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/04\/d53a3b81e0f5b8a3e862ec493dc33d7b.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Zones marked in dark purple are slated for developments up to 40 metres or 12 storeys high. (Supplied)<\/p>\n<p class=\"paragraph_paragraph___QITb\">Ferny Hills resident Leo Karidimitris said his first reaction to the plan was that it was &#8220;about time.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Urban development needs to constantly change to meet with demands for the city,&#8221; he said.<\/p>\n<p>&#8220;We can&#8217;t just expand transport corridors infinitely. There&#8217;s a big development going up right on that train line that makes grocery shopping and childcare centres within walking distance,&#8221; she said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Ms Steele said she was &#8220;excited&#8221; to see a focus on growing the population around existing infrastructure.<\/p>\n<p>&#8220;I think some people&#8217;s expectations of the way that their lives should remain are probably not realistic anymore,&#8221;  she said.Grow up or grow out<\/p>\n<p class=\"paragraph_paragraph___QITb\">Sonia Roitman, an associate professor in urban planning at the University of Queensland, said there were only two ways a city could grow \u2014 up or out.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Land is not an infinite resource.
