The project has been designed by Ellivo Architects with landscape architecture by Cusp and town planning by Urban Strategies.<\/p>\n<p>The proposal involves consolidating seven existing land parcels, spanning from 71 to 85 Cleveland Street, to create a 4,251 m\u00b2 development site. Stage 1 involves construction of the southern tower along with half the podium and basement structure, followed by Stage 2 completing the northern tower and remaining infrastructure.<\/p>\n<p>Four basement levels provide 547 car parking spaces, broken down as 482 resident spaces (including 3 accessible), 48 visitor and 17 commercial. Above, the 1-2 storey podium houses building services, communal amenities and the two commercial tenancies at ground level.<\/p>\n<p>The apartment mix offers genuine diversity, 127 one-bedroom units (40%), 65 two-bedroom (20%), 120 three-bedroom (38%) and 8 four-bedroom apartments (3%). Potential uses include food and drink outlets, office space and retail, connecting to the established Stones Corner commercial district directly across the road. The tenancies share an outdoor terrace with feature planting to create an activated streetscape.<\/p>\n<p>Communal facilities are spread across the podium and rooftop levels and include a pool, gymnasium, rooftop gardens on both towers, dining and seating areas, BBQ facilities, community gardens, a function space and a dedicated dog run. The Level 1 podium open space totals 2,895 m\u00b2 of communal area, while combined private open space across all apartments reaches 5,287 m\u00b2.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"610\" data-wp-class--hide=\"state.isContentHidden\" data-wp-class--show=\"state.isContentVisible\" data-wp-init=\"callbacks.setButtonStyles\" data-wp-on--click=\"actions.showLightbox\" data-wp-on--load=\"callbacks.setButtonStyles\" data-wp-on-window--resize=\"callbacks.setButtonStyles\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/04\/35014_render_6_s9-1024x610.jpg\" alt=\"Architectural rendering of Vivo Stones Corner\" class=\"wp-image-33581\"  \/><\/p>\n<p>\t\tArchitectural rendering of Vivo Stones Corner<\/p>\n<p>The sustainability strategy includes rooftop photovoltaic solar arrays with two dedicated PV switchboards, two 10,000-litre rainwater harvesting tanks serving air conditioning condensers, EV-ready parking bays with at least 14 designated charging stations and future expansion capacity, and 205 bicycle spaces (164 resident, 41 visitor).<\/p>\n<p>The landscaping scheme by Cusp achieves a green plot ratio of 33\u201336% with 465 m\u00b2 of deep planting (10.9% of site) and 1,495 m\u00b2 of total landscaped area featuring subtropical species and canopy trees. A dual refuse chute system in each tower supports waste diversion.<\/p>\n<p>Urban Strategies\u2019 planning assessment describes the site as being in \u201can area undergoing significant transition in land uses, density and height\u201d given its proximity to the CBD, Stones Corner, nearby employment hubs and established public transport networks.<\/p>\n<p>The site sits within the High Density Residential (HDR2, Up to 15 storeys) zone under the Eastern Corridor Neighbourhood Plan\u2019s Stones Corner Residential Sub-Precinct. The proposal seeks height uplift to 20 storeys, which has been discussed across three pre-lodgement meetings with Council since July 2025.<\/p>\n<p>Public transport access is strong, Stones Corner Busway Station is nearby, with Buranda Railway Station and Buranda Busway Station within walking distance.
