{"id":634272,"date":"2026-04-27T14:56:21","date_gmt":"2026-04-27T14:56:21","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/634272\/"},"modified":"2026-04-27T14:56:21","modified_gmt":"2026-04-27T14:56:21","slug":"mixed-use-anti-mall-vision-for-brisbanes-james-street-approved","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/634272\/","title":{"rendered":"Mixed-use, &#8216;anti-mall&#8217; vision for Brisbane\u2019s James Street approved"},"content":{"rendered":"<p class=\"Body\">Koichi Takada Architects has announced Brisbane City Council\u2019s approval of its design for a six-storey \u201canti-mall\u201d at 54 James Street in Brisbane\u2019s Newfarm. <\/p>\n<p class=\"Body\">The 30-metre-high proposal echoes the massing of the nearby <a href=\"https:\/\/architectureau.com\/articles\/the-calile-hotel\/\" target=\"_blank\" rel=\"nofollow noopener\">Calile Hotel<\/a>, acting as a \u201ckey bridge\u201d between the hotel and a <a href=\"https:\/\/architectureau.com\/articles\/75-85-james-street-richards-and-spence\/\" target=\"_blank\" rel=\"nofollow noopener\">future retail hub<\/a> further up the street, both of which have been designed by Richards and Spence.<\/p>\n<p class=\"Body\">Lodged by developer Graya <a href=\"https:\/\/architectureau.com\/articles\/new-building-planned-for-brisbanes-James-Street\/\" target=\"_blank\" rel=\"nofollow noopener\">in November last year<\/a>, the greenlit plans for the project, dubbed the \u201cJames Street Pavilion,\u201d include 1,500 square metres of retail space for luxury fashion across three levels, 1,300 square metres and three floors of boutique commercial office space, and a rooftop restaurant, bar and landscaped garden terrace with panoramic views. According to the architect, the vertical mix of programs is intended to keep the precinct active throughout the day and at night.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"The scheme includes a rooftop restaurant, bar and landscaped garden terrace with panoramic views.\" class=\"['full'] full blur-up lazyload\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/04\/9662846cde13e057a4689d91f2b1128b.jpg\" height=\"582\" width=\"728\"\/><\/p>\n<p>View gallery<\/p>\n<p class=\"Body\">A communique from the architect comments that the design of the project has been inspired by Queensland\u2019s subtropical rainforests, featuring a series of planted canopies that aim to vertically extend the leafy streetscape and connect the project with a green corridor that stretches to Newfarm Park. <\/p>\n<p class=\"p2\">\u201cWe like to think of James Street as the \u2018anti-mall\u2019 \u2013 it rejects the current trend towards homogeneous retail environments where you could be anywhere in the world,\u201d said practice principal Koichi Takada.<\/p>\n<p class=\"p2\">\u201cTypically in Australia, retail high streets are contained to ground level, and we wanted to create something that shifted the status quo.
