he said.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2025-11-02\/real-estate-property-market-first-home-buyers-schemes\/105941822\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">A $1.5 million unit sale captures a growing house price problem<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">A recent auction for a three-bedroom townhouse in Brisbane has captured just how much property prices have skyrocketed in recent years, highlighting the nation\u2019s fast-growing housing affordability crisis.\u00a0<\/p>\n<p class=\"paragraph_paragraph___QITb\">Mr Nagar started house hunting in South-East Queensland (SEQ) last September when many units were within his budget of $750,000.<\/p>\n<p class=\"paragraph_paragraph___QITb\">But he said within weeks those same online listings were taken down and re-advertised at significantly higher prices.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;In Logan [south of Brisbane], units were initially around $600k but then went up to $800k,&#8221; Mr Nagar said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Here [on the Gold Coast] they were $750k but started going for up to $950k.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">He said the increase coincided with the <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2025-10-01\/home-prices-climb-first-home-buyer-expanded-scheme-cotality\/105833754\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/105833754\" rel=\"nofollow noopener\" target=\"_blank\">October rollout of the 5% Deposit Scheme<\/a>, which raised property price caps to improve accessibility for first-home buyers.<\/p>\n<p class=\"paragraph_paragraph___QITb\">But in Mr Nagar&#8217;s view, it incentivised sellers to match their asking price to the scheme&#8217;s higher caps, which he said put homes further out of reach by increasing competition at the lower end of the market.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;As a first home buyer going into the market, there&#8217;s always investors with an extra $50k in their hands \u2026 they&#8217;re ready to overprice you any time,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">He said he had lost hope of buying a home on the Gold Coast.<\/p>\n<p>&#8220;I think Melbourne is right now the only option for me [to buy a home] in Australia,&#8221;  he said.SEQ under-represented in scheme approvals<\/p>\n<p class=\"paragraph_paragraph___QITb\">Last year&#8217;s expansion of the <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2025-10-01\/first-homebuyer-scheme-explainer-income-limits-property-caps\/105838164\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/105838164\" rel=\"nofollow noopener\" target=\"_blank\">Home Guarantee Scheme<\/a> \u2014 which allows for first-home purchases with just a 5 per cent deposit and avoiding lenders mortgage insurance, was billed as a measure to help Australians enter the market sooner.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Along with increasing property caps, it also removed limits on the number of people who could access the scheme and the income threshold for eligibility.<\/p>\n<p class=\"paragraph_paragraph___QITb\">But in the <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2026-01-02\/qld-home-values-cotality-rent\/106194242\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/106194242\" rel=\"nofollow noopener\" target=\"_blank\">rapidly growing market of South-East Queensland,<\/a> those higher, albeit static, price caps have fallen behind \u2014 leaving buyers no better off.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Housing Australia data obtained by the ABC shows just 13 per cent of all properties purchased under the scheme in the five months from October were in SEQ, which takes in Brisbane, Gold Coast, Sunshine Coast and Toowoomba.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Calculated per 100,000 people, SEQ&#8217;s combined scheme approvals were about 90, compared with 132 in Melbourne, Sydney&#8217;s 127 and Perth&#8217;s 114.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Property analyst Cotality said that, with most SEQ property values exceeding the maximum cap of $1 million and shrinking supply, it was unsurprising the scheme had been rendered futile.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;When we look at the overall listing numbers \u2026 they&#8217;ve really been trending down quite rapidly over the last couple of years,&#8221; (ABC News: Billy Draper)<\/p>\n<p class=\"paragraph_paragraph___QITb\">As of March, none of SEQ&#8217;s four cities had a median house value below its respective price cap.\u00a0<\/p>\n<p class=\"paragraph_paragraph___QITb\">And while units in some areas did, recent <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2026-04-23\/first-home-buyer-scheme-pushing-up-price-of-cheaper-housing\/106593276\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/106593276\" rel=\"nofollow noopener\" target=\"_blank\">Cotality data showed<\/a> prices of entry level properties grew much faster than those at the higher end since the expansion of the scheme.<\/p>\n<p class=\"paragraph_paragraph___QITb\">In the six months from October, homes under the 5% Deposit Scheme&#8217;s price caps rose at nearly double the rate of those above them, the data showed.<\/p>\n<p class=\"paragraph_paragraph___QITb\">While that trend was also evident in Melbourne, Mr Burg said the city&#8217;s relatively low median dwelling value of $830,000 gave it a &#8220;considerable affordability advantage&#8221; to SEQ, making it an increasingly appealing choice for first-home buyers.<\/p>\n<p>More interstate buyers eye Melbourne<\/p>\n<p class=\"paragraph_paragraph___QITb\">The Real Estate Institute of Victoria&#8217;s Toby Balazs said a &#8220;disproportionately high&#8221; number of first-home buyer loans were issued in the state relative to its population size in the six months since the scheme&#8217;s rollout.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Interstate buyers had mostly been driven to the capital, he said, with most targeting homes about $750,000.<\/p>\n<p><img decoding=\"async\" alt=\"A bald caucasian man wearing a blue suit jacket and shirt smiles\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/04\/43ef45f206cfa570eda6c0c3d0e698cf.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Toby Balazs says a swell of first-home buyer and investor activity has come into Melbourne. (ABC News: Steve Martin)<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;If you look at the median house prices say versus Brisbane, Melbourne is cheaper by approximately $60,000,&#8221; Mr Balazs said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;But really importantly from an apartment point of view, the Melbourne median is $170,000 lower than Brisbane.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">While national property values have shot up faster-than-average since COVID, <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2026-01-19\/melbourne-house-prices-affordable-capital-city\/106210992\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/106210992\" rel=\"nofollow noopener\" target=\"_blank\">Melbourne&#8217;s have been an outlier<\/a>, seeing a growth of just 15.5 per cent in the five years to December 2025, compared to nearly 90 per cent in Brisbane.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Among the factors that contributed to the city&#8217;s growth slowdown were its pandemic-era exodus of residents, the <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2021-02-02\/abs-data-confirms-city-exodus-during-covid\/13112868\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/13112868\" rel=\"nofollow noopener\" target=\"_blank\">largest proportion of whom relocated to Queensland<\/a>, exacerbating demand-supply imbalances through the Sunshine State.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Mr Burg said the migration pipeline appeared to be changing direction, though it might not be entirely in the context of housing.<\/p>\n<p>&#8220;It looks like we are starting to see a reversal of that trend,&#8221;  he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;That relative affordability problem that both Brisbane and the Gold Coast have are seeing people drawn to markets like Melbourne.&#8221;<\/p>\n<p><img decoding=\"async\" alt=\"A man pictured from the back looking at a webpage on his laptops as he types\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/04\/0436ab190c081ed42aa1d99ed91db380.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Data shows entry-level homes have surged in price since the revamped 5% Deposit Scheme kicked in. (ABC News: Glenn Mullane)<\/p>\n<p>Migration gap narrows<\/p>\n<p class=\"paragraph_paragraph___QITb\">ABS population data shows SEQ&#8217;s net interstate migration has dropped by more than 40 per cent from 2021 to 2025.<\/p>\n<p class=\"paragraph_paragraph___QITb\">And while more people continued to arrive in the region from the other states than leave it, it was far from the <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2021-12-05\/qld-covid-2022-border-open-vaccination-rate-international-travel\/100603746\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/100603746\" rel=\"nofollow noopener\" target=\"_blank\">popular choice it was in 2021<\/a>.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;That does suggest that fewer people are looking to Queensland as a destination and potentially more people are starting to leave,&#8221; Mr Burg said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Conversely, Greater Melbourne&#8217;s net migration increased by 112 per cent in those four years.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Internal migration data has only been published up to mid-2025, meaning figures for after the 5% Deposit Scheme expansion are not available.<\/p>\n<p class=\"paragraph_paragraph___QITb\">However, the ABC has seen dozens of anecdotal cases online of SEQ first-home seekers having relocated to Melbourne since late last year.<\/p>\n<p>Queensland regional centres out of reach<\/p>\n<p class=\"paragraph_paragraph___QITb\">While the scheme may have seen the most success in Melbourne, Mr Burg said more buyers were considering the regions over capitals than ever before for their first home.<\/p>\n<p class=\"paragraph_paragraph___QITb\">But Queensland&#8217;s major regional centres may be out of the picture for the moment.<\/p>\n<p><img decoding=\"async\" alt=\"A city skyline with high-rise towers behind a beach.\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/04\/0a42834e74b482ef158a424e9c89c6c7.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">The Gold Coast&#8217;s property market is one of the most expensive in the country.
