Save harder. Cut the avocado toast. Get on the ladder any way you can.

It can feel like a million competing messages, most of them outdated – and rarely helpful in a market where property prices have grown at twice the rate of wages.

The reality is that only 14% of Australian median-income households can currently afford to buy a home. In Sydney, it drops to 10%. Three years ago, that figure was 43%, according to Proptrack’s Housing Affordability Report. The market has fundamentally shifted.

The advice hasn’t kept up.

RELATED

Most property advice focuses on the how-to: speak to a mortgage broker, get pre-approval, find a buyer’s agent. That’s all critical. But it only addresses half the problem – because you also need to decide where to live. If you’re buying an investment, doubling down on the financial equation makes sense. If it’s your home, the decision is infinitely more complex.

Why does it feel so hard?

It takes most people 12 to 24 months to buy a home. Not because finance approval is slow – that takes weeks. The delay comes from something harder to solve: most people haven’t resolved in their own minds what they actually want, what trade-offs they’re prepared to make, and what decisions they need to face.

The problem isn’t that buying a home is complex. The problem is that we expect it to be simple. A home purchase involves multiple competing variables – location, size, quality, commute, schools, community. It locks in long time horizons; you’re making a call today on how you’ll live in 5, 10, 20 years. It carries enormous financial stakes and emotional complexity – what your partner wants, what your family expects, what your budget actually allows.

Once you recognise you’re making a complex decision – not a simple one – you can approach it differently. You stop searching for a perfect option that doesn’t exist. You start making considered trade-offs instead.

      The trade-off triangle

Every first home buyer is trying to solve what I call the Trade-Off Triangle. Your budget is fixed – or at least has a ceiling. Within that ceiling, you’re constantly negotiating between three things:

Location – proximity to work, schools, family, transport, parks, daily amenities

Size – bedrooms, outdoor space, room to work from home, storage

Quality – condition, natural light, insulation, how much work the property needs

Take that second scenario – one of the most common choices right now. You find a place with enough bedrooms at a price that works, but the location – needing to move further out – is the trade-off. You tell yourself the commute is manageable. But you’ve added 10 hours a week in travel, and you probably need a second car. The RACQ estimates between $12,028 and $23,011 a year to run one. That’s a lot of extra cash that could go into a mortgage instead. And in recent times, fuel price spikes make you more vulnerable.

This isn’t an argument against buying further out. Sometimes it’s genuinely the right call. But it needs to be a conscious trade-off, not an accidental one.

So how do you actually decide?

Before you can make trade-offs, you need to know what you’re trading off between. Be honest about what actually matters:

Your lifestyle – do you need space to work from home? Close to daily school runs? What does your day to day life actually look like?

Your time – how much commuting are you genuinely prepared to do, every single day, not just in theory.

Your relationships – if you’re buying with a partner, what do you each need to feel at home? Is it important to live near family or friends?

Your work opportunities – does this location support or limit your career? Remote work might suit you now, but what if you need to change jobs?

Your neighbourhood – can you walk to what matters? Walkable, well-connected areas typically have lower transport costs, stronger long-term capital growth and will make you healthier.

Your finances – not just what you can borrow, but what repayments you can sustain and what financial security looks like for you.

The point isn’t to optimise for everything. That’s impossible. The point is to be clear about what you’re optimising for, and what you’re genuinely willing to let go. First home buyers who move forward with confidence aren’t the ones who found the perfect property. They’re the ones who got clear on what mattered to them, and made their trade-offs consciously based on the life they want to live, not false dreams.

Lucinda Hartley, author of Finding Home: a practical guide to choosing a property that fits the life you want to live (Major Street $32.99), is an award winning urban designer and keynote speaker.
