(AAP: Joel Carrett)<\/p>\n<p class=\"paragraph_paragraph___QITb\">Three rate increases came in quick succession, along with warnings that more were possible.<\/p>\n<p class=\"paragraph_paragraph___QITb\">If there is one thing central bankers try to avoid, it is being forced to suddenly reverse course.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2026-05-12\/why-chalmers-reined-in-the-property-tax-lurks\/106671254\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">Why Chalmers reined in the property tax lurks<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">One of the more striking elements from the now well-entrenched program of pre-budget leaks is the lack of outrage from the population or even the opposition.<\/p>\n<p class=\"paragraph_paragraph___QITb\">But it&#8217;s possible the cycle once again is turning.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Late last week, Macquarie and ANZ both cut their fixed rates on home loans.<\/p>\n<p class=\"paragraph_paragraph___QITb\">That is usually a good indicator that they believe the cycle has peaked and interest rates are likely to be lower down the track.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Macquarie, which has been aggressively chasing market share, cut its three-year fixed loan by 0.5 percentage points, while ANZ clipped its two-year loan rate by 0.1 percentage points.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The reductions represent a dramatic about-face after more than 80 lenders spent the first few months of this year pushing through interest rate increases.<\/p>\n<p class=\"paragraph_paragraph___QITb\">They also stand in stark contrast to fixed-rate hikes by both NAB and Westpac in the past 10 days.<\/p>\n<p>He says, she says<\/p>\n<p class=\"paragraph_paragraph___QITb\">Confusion seems to reign supreme when it comes to the outlook for local interest rates.<\/p>\n<p class=\"paragraph_paragraph___QITb\">While futures markets are still predicting one more move higher to 4.6 per cent, money markets have been quietly reversing course.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The yield on two-year Australian government bonds has dropped in recent weeks, which has clouded what until a fortnight ago was a near-unanimous expectation of higher rates for longer.<\/p>\n<p><img decoding=\"async\" alt=\"A man holding a red umbrella and two women walk past a black wall that reads Reserve Bank of Australia..\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/06\/f2a6c6544583c640d3a644cbfa1ac28e.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">The RBA board will sit next week to consider interest rates. (AAP: Bianca De Marchi)<\/p>\n<p class=\"paragraph_paragraph___QITb\">Even the economists are at odds with each other.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Commonwealth Bank&#8217;s team has now officially declared the end of the rate-hiking cycle with two cuts scheduled for next year, while ANZ reckons the RBA is done and will sit on its hands for a while.<\/p>\n<p class=\"paragraph_paragraph___QITb\">At the other end of the scale, Westpac is betting on two more rate increases, with NAB tipping one.<\/p>\n<p class=\"paragraph_paragraph___QITb\">It&#8217;s rare to see such a huge divergence in opinion when it comes to something as fundamental as interest rates.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2026-05-25\/housing-crisis-migration-cap-kohler\/106716056\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">From &#8216;populate or perish&#8217; to homes-first migration policy<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Arthur Calwell argued migration was essential to national survival. Today, the Coalition argues it should depend on how many homes get built, but the economics are not straightforward.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Economists and analysts often argue about timing and there&#8217;s always a couple of outliers with their predictions, but such a split in direction is unusual.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The case for pushing rates higher revolves around inflation. (ABC News: John Gunn)<\/p>\n<p class=\"paragraph_paragraph___QITb\">While the RBA&#8217;s official stance is that it doesn&#8217;t target asset prices such as housing and stocks, it is acutely aware of the impact on spending when either of those markets goes haywire.<\/p>\n<p class=\"paragraph_paragraph___QITb\">When real estate starts to rocket, home owners feel wealthier and are more inclined to spend, thereby boosting growth and inflation. The same goes for shares.<\/p>\n<p class=\"paragraph_paragraph___QITb\">When markets turn down, the opposite psychology kicks in.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2026-05-26\/property-market-correction-visible-auction-clearance-rates-drop\/106719708\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">Rate hikes and tax changes break property boom<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Early signs of an Australian housing market correction are now clearly visible, and at the heart of the recent property market weakness is less vendor power.\u00a0<\/p>\n<p class=\"paragraph_paragraph___QITb\">The decision to wind back tax breaks on property investment has already resulted in a sharp reassessment of the profitability of our banks.<\/p>\n<p class=\"paragraph_paragraph___QITb\">They&#8217;ve profited handsomely from the 400 per cent lift in property values in the past 25 years and the sudden pullback in the value of bank stocks in the past month is a key indication that the easy gains from real estate may have come to an end.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Along with real estate, banks have been amongst the biggest beacons for Australian investors, with the CBA constantly jockeying for top spot among our most valuable companies.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Given it is our biggest home lender, it is a graphic illustration of just how pervasive the property boom has been and the extent to which it has skewed investment decisions.<\/p>\n<p class=\"paragraph_paragraph___QITb\">So far there&#8217;s been an orderly wind-back in both property and stocks.<\/p>\n<p class=\"paragraph_paragraph___QITb\">But the RBA will be keen to avoid doing anything that might accelerate those trends.<\/p>\n<p>LoadingUS and Europe chasing Australia<\/p>\n<p class=\"paragraph_paragraph___QITb\">Down here in the land of Oz, we usually take our lead from offshore.<\/p>\n<p class=\"paragraph_paragraph___QITb\">But for once, we&#8217;ve been something of a trendsetter.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Inflation is uncomfortably high in the US and after strong jobs numbers last Friday, Wall Street got a dose of the wobbles on speculation the US Fed would have little option except to raise interest rates.<\/p>\n<p class=\"paragraph_paragraph___QITb\">That puts new Federal Reserve chairman Kevin Warsh, hand-picked by US President Donald Trump, in a difficult spot.<\/p>\n<p><img decoding=\"async\" alt=\"A man \u2014 Donald Trump \u2014 and a dark-haired woman sit in a barn, facing each other for an interview.\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/06\/97862b9e8e743cf9fc4744e972909ff7.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Donald Trump abruptly ended an NBC interview with Kristen Welker after he was questioned about his claims of election fraud. (Supplied: NBC\/Meet the Press)<\/p>\n<p class=\"paragraph_paragraph___QITb\">Before his outburst on NBC&#8217;s Meet the Press over the weekend, when he walked off the set, Trump said Warsh could &#8220;do whatever he wants&#8221; before issuing a not-so-subtle warning.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;I don&#8217;t want to have a big influence on him. But we had a great report.
