{"id":726308,"date":"2026-06-10T01:11:25","date_gmt":"2026-06-10T01:11:25","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/726308\/"},"modified":"2026-06-10T01:11:25","modified_gmt":"2026-06-10T01:11:25","slug":"aussie-housing-market-reaches-12-8-trillion-as-growth-slows","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/726308\/","title":{"rendered":"Aussie housing market reaches $12.8 trillion as growth slows"},"content":{"rendered":"<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The total value of housing has soared to an eyewatering record high, but the pace of growth has slowed as rate hikes hit homebuyers.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">New figures from the Australian Bureau of Statistics shows that the total value of every home in Australia rose by $316 billion in the past quarter to hit $12.77 trillion.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">To put that into perspective, that\u2019s about seven times the value of Australian households\u2019 bank deposits, four times the value of the Australian stock market, three times the total value of superannuation and about the same value as the housing markets of Canada and France.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The average (mean) home price also surpassed $1.1 million for the first time, though this is different to the <a href=\"https:\/\/www.proptrack.com.au\/home-price-index\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">median value of $908,000<\/a>.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">While the 2.5% quarterly rise took values to a new record, the pace of growth decelerated since the previous quarter, when it increased by $385 billion, or about 4%.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The data covers the three months to March 2026, capturing the first two of three interest rate hikes handed down by the Reserve Bank this year to quell Australia\u2019s resurgent inflation problem.<\/p>\n<p><img decoding=\"async\" class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa wp-post-1134891 wp-image-1134966\"  src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 800 450&quot;%3E%3C\/svg%3E\"  alt=\"\" loading=\"eager\"\/><\/p>\n<p>Although the total value of Australian housing has hit a record high, growth has slowed and the number of transactions declined in the March quarter. viewBox=&quot;0 0 800 450&quot;%3E%3C\/svg%3E\"  alt=\"\" loading=\"eager\"\/><\/p>\n<p>Source: Australian Bureau of Statistics, Total Value of Dwellings March Quarter 2026<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The ABS data also revealed a huge dropoff in housing transactions, with transfers of houses across the combined capitals declining to levels not seen since June 2020, while unit transactions fell to the lowest level since March 2023.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">About 39,000 houses changed hands in the March quarter, while about 31,500 units were traded\u00a0<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">March is typically the quietest quarter for transactions, but the significant slowdown in activity points to a cooling in conditions following a property boom in much of the country last year.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Interest rate rises have taken some of the heat out of the market this year following an uptick in inflation exacerbated by the fuel crisis triggered by the war in the Middle East.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\"><a href=\"https:\/\/www.realestate.com.au\/news\/budget-2026-major-changes-to-negative-gearing-cgt-discount-in-huge-housing-shakeup\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Property tax changes<\/a> announced in the federal budget in May have caused further uncertainty among investors in recent months.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">REA Group senior economist <a href=\"https:\/\/www.realestate.com.au\/news\/author\/angus-moore\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Angus Moore<\/a> said interest rates were expected to go higher this year, which was likely to contribute to further softness in the market in coming months.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cWith at least one further rate hike expected in 2026, and some pullback in investor demand post-Budget, prices are likely to continue to be soft,\u201d he said.\u00a0<\/p>\n<p><a href=\"https:\/\/www.realestate.com.au\/property\/my-property\/?sourcePage=aussie-housing-market-reaches-12-8-trillion-as-growth-slows\" class=\"styles__Container-sc-1dlbyzq-0 hYZwRM\" rel=\"nofollow noopener\" target=\"_blank\"><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 fKZlnZ styles__Title-sc-1dlbyzq-3 horRId\">Get your realEstimate\u2122 <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 jMuOMW styles__Body-sc-1dlbyzq-4 iDaqwF\">Track your property&#8217;s value and unlock insights and data tailored for property owners. <\/p>\n<p>Search an address now <img decoding=\"async\" class=\"styles__StyledImage-sc-1dlbyzq-6 cltOEf\"  src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 800 450&quot;%3E%3C\/svg%3E\"  alt=\"\" loading=\"eager\"\/><\/a><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The latest PropTrack Home Price Index shows <a href=\"https:\/\/www.realestate.com.au\/news\/national-home-prices-flat-in-may-as-rate-hikes-bite\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">values were mostly flat last month<\/a>, with falls in Sydney, Melbourne, Canberra and Perth offsetting modest rises in other cities.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">However, signs weren\u2019t pointing to a major slowdown just yet, Mr Moore said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cPrice declines are unlikely to be large as the labour market remains resilient, households have strong equity buffers, in turn, limiting forced sales, and high construction costs and supply constraints are limiting the volume of new homes.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The ABS data further reinforced the challenges of bringing new supply to the market, with the total number of homes increasing at roughly the same pace as last quarter, rising by 54,200 to almost 11.5 million.<\/p>\n<p><img decoding=\"async\" class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa wp-post-1134891 wp-image-1065266\"  src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot;
