Picture: Gaye Gerard<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">ANALYSIS<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">When the RBA hiked cash rates 13 times beginning in 2022, a clear winner emerged from the ranks of borrowers.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Those who had fixed their interest rates on three or more year loan terms.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">When the official cash rate bottomed out at 0.1 per cent as the Covid pandemic rocked the economy, borrowers were paying such little interest on their home loans, they may have become a little complacent.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">But there were a number of savvy homeowners who locked in fixed rates for several years. Their rates were generally around the 2 per cent mark, with some even below that.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">For the next three years, they watched, unaffected, as borrowers on variable rates saw tens of thousands of dollars added to their yearly interest payments.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">This was an example of the perfect scenario for locking in fixed rates. At the bottom of the market, before a steep cycle of rate hikes.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE:<a href=\"https:\/\/www.realestate.com.au\/news\/rba-interest-rates-live-june-2026\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=newscomau&amp;campaignPlacement=realestatemodule\" target=\"_blank\" rel=\"noopener nofollow\">Shock results of today\u2019s RBA meeting<\/a><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Fast forward to 2026, the RBA has left rates on hold for the second meeting in a row after three straight hikes.<\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post-1136945 wp-image-1136940\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1136940\" data-capiid=\"49dd84b7fb7e1e822c11aa4254848c56\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"Business woman stress, burnout or laptop anxiety 404 error, financial stress or mental health in house. Depression, tired or remote employee with headache from audit, tax finance or financial debt\"\/><\/p>\n<p id=\"caption-attachment-1136940\" class=\"wp-caption-text\">Locking in interest rates now may lead to headaches later.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Inflation has begun to track downwards, the conflict in Iran is getting closer to an end, which will normalise oil prices and unemployment has risen to 4.5 per cent. Meanwhile, the heat has come out of the property market the big banks have revised their rate hike forecasts down to reflect that they think this cycle is at an end. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Today\u2019s current scenario is a long way from that perfect fixing scenario. Nearly the opposite in fact.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE:<a href=\"https:\/\/www.realcommercial.com.au\/news\/rate-confusion-the-battle-of-economic-ideas-behind-different-interest-rate-forecasts?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=newscomau&amp;campaignPlacement=realestatemodule\" target=\"_blank\" rel=\"noopener nofollow\">Banks rush to drop rates as RBA hands down decision<\/a><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Unlike some economists and at least one big bank, I believe the next movement for rates will be down. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The RBA should have cut in June. It should certainly cut in August, and if not then, it must cut before the end of this year. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Could you think of anything worse than fixing your repayments at a level where you are already struggling to get by, only to watch multiple rate cuts bring variable rates down to where they might have saved you thousands of dollars a year if you hadn\u2019t fixed?<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">I know people who this happened to after the GFC. They locked in rates at around 7.5 per cent, only for variable rates to fall below 5 per cent. Ouch.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">I\u2019m not qualified or legally able to give financial advice, but if I looked in the mirror and asked myself if I should lock in a fixed mortgage rate now, I\u2019d look back sternly at myself and say \u2018Don\u2019t do it!\u2019<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE:<a href=\"https:\/\/www.realestate.com.au\/news\/how-one-couple-paid-off-their-entire-mortgage-in-just-five-years\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=newscomau&amp;campaignPlacement=realestatemodule\" target=\"_blank\" rel=\"noopener nofollow\">Happy 44yo paid off home in five years after Aldi act<\/a><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">But why should I take my word for it? Let\u2019s check in with some economists to see what they think.<\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post-1136945 wp-image-1136941\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1136941\" data-capiid=\"f5e8ba8c72ee0809e4466f4f4422af7b\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"\"\/><\/p>\n<p id=\"caption-attachment-1136941\" class=\"wp-caption-text\">Matt Turner from GSC Finance said fixed rates are too high to be of value.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Finder\u2019s cash rate survey asked its expert commentators whether they\u2019d recommend a variable, fixed, or split (one portion variable, one portion fixed) home loan for a new owner-occupier.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Seventeen out of the 28 economists said variable and 10 said split. Just one economist, Jakob Madsen from the University of Western Australia, recommended fixing, suggesting that \u201cit gives more security\u201d.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE: <a href=\"https:\/\/www.realestate.com.au\/news\/warning-as-common-items-linked-to-surge-in-household-fires\/\" target=\"_blank\" rel=\"noopener nofollow\">Warning as common items linked to house fire surge<\/a><\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Of those who suggested variable, Nicholas Gruen from Lateral Economics said he\u2019d seen variable loans turn out to be cheaper in nearly 80 per cent of cases.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cThere\u2019s usually a hefty liquidity premium built into the fixed rate,\u201d Mr Gruen said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Matt Turner of GSC Finance said fixed rates were \u201cnow too elevated to make economic sense compared to where economists are predicting rates to land at the end of the cycle.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cNow some lenders are pushing (fixed rates) upwards of 6.75 per cent. It doesn\u2019t make sense when the variable rates are still under 6.25 per cent.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">In other words, fixing now may mean you\u2019d possibly need to see a couple of rate hikes just to break even.<\/p>\n","protected":false},"excerpt":{"rendered":"Not so fast.
