{"id":741180,"date":"2026-06-16T23:50:12","date_gmt":"2026-06-16T23:50:12","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/741180\/"},"modified":"2026-06-16T23:50:12","modified_gmt":"2026-06-16T23:50:12","slug":"sydney-and-melbourne-to-lead-house-price-downturn-nab-forecasts","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/741180\/","title":{"rendered":"Sydney and Melbourne to lead house price downturn, NAB forecasts"},"content":{"rendered":"<p>House prices are expected to fall by 2 per cent across Australia\u2019s capital cities this year, according to a new report from National Australia Bank.<\/p>\n<p>Sydney and Melbourne are forecast to lead the downturn, with dwelling values in the two cities predicted to decline by between 6 and 7 per cent.&#13;\n<\/p>\n<p>The lender\u2019s June Housing Monitor found dwelling price growth had already been slowing ahead of the federal budget, with reforms to capital gains tax and negative gearing expected to accelerate the downturn.&#13;\n<\/p>\n<p>National Australia Bank (NAB) said the changes, which reduce incentives for investment in established housing, were coming at a time when <a href=\"https:\/\/www.brokerdaily.au\/economy\/21677-rba-announces-cash-rate-decision-since-budget\" target=\"_blank\" rel=\"noopener nofollow\">higher interest rates<\/a> and broader economic uncertainty were already weighing on the market.&#13;\n<\/p>\n<p>National dwelling prices were flat in May, marking the softest monthly result since late 2024.&#13;\n<\/p>\n<p>Sydney and Melbourne drive slowdown&#13;\n<\/p>\n<p>The slowdown has been most pronounced in Australia\u2019s two largest housing markets.&#13;\n<\/p>\n<p>NAB\u2019s data found that Sydney dwelling prices fell 0.9 per cent over the month, while Melbourne prices declined 0.8 per cent.&#13;\n<\/p>\n<p>NAB said that both cities are now recording price falls on a six-month annualised basis, in contrast to many of the mid-sized capitals where values continue to rise despite a moderation in growth.&#13;\n<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" alt=\"md discover\" src=\"https:\/\/www.brokerdaily.au\/images\/Discover\/mb-discover-black.svg\" width=\"100\" height=\"14\" style=\"width:100px;margin-bottom:15px;\"\/><\/p>\n<p>Cities such as Perth have seen a slowdown, but <a href=\"https:\/\/www.brokerdaily.au\/lender\/21646-perths-property-boom-slows-but-brokers-say-fundamentals-remain-strong-2\" target=\"_blank\" rel=\"noopener nofollow\">brokers on the ground<\/a> are still reporting strong fundamentals in the market and robust sale prices.&#13;\n<\/p>\n<p>While dwelling prices nationally remain 8.8 per cent higher over the past year, NAB said \u201ca more pronounced downturn cycle is now likely\u201d.&#13;\n<\/p>\n<p>In the report, NAB economists said: \u201cReforms to CGT and negative gearing that reduce incentives for low yielding\/high debt investment in established property and come against a backdrop of higher interest rates and elevated uncertainty which had seen the beginnings of a downturn in house prices.\u201d&#13;\n<\/p>\n<p>NAB\u2019s data found the median dwelling value to be around $940,000.&#13;\n<\/p>\n<p>Investors expected to pull back&#13;\n<\/p>\n<p>The bank also expects investor activity to weaken as the impact of the federal government\u2019s <a href=\"https:\/\/www.brokerdaily.au\/property\/21560-what-s-in-the-budget-2026-27\" target=\"_blank\" rel=\"noopener nofollow\">housing tax reforms<\/a> begins to flow through to the market.&#13;\n<\/p>\n<p>The value of new housing loan commitments fell 3.8 per cent in the March quarter, with NAB forecasting investor lending to slow further in the months ahead.&#13;\n<\/p>\n<p>\u201cWe expect new housing commitments for investors to slow further and growth in the overall stock of outstanding investor credit to slow sharply from the current pace of around 10 per cent year-on-year,\u201d the report said.&#13;\n<\/p>\n<p>Similarly, Westpac economists have already <a href=\"https:\/\/www.brokerdaily.au\/economy\/21607-westpac-forecasts-slump-in-investor-activity-following-budget\" target=\"_blank\" rel=\"noopener nofollow\">forecast that new investor activity could fall<\/a> 34 per cent in the near term, while total housing market turnover is expected to decline by 20 per cent.&#13;\n<\/p>\n<p>Despite the softer outlook, housing loan arrears remain low at around 1 per cent of outstanding loans.&#13;\n<\/p>\n<p>On the owner-occupier side, mortgage demand has also begun to soften.
