Tuesday will deliver the figures on the monthly change in home prices. For the two-thirds of Australians who are already owners, it will be unwelcome news.<\/p>\n<p>And as much as various federal government ministers turn themselves inside out to avoid admitting it, this was the house price correction that Labor engineered.<\/p>\n<p><img decoding=\"async\" alt=\"Buyers have been unwilling to meet price expectations at auction.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/06\/df86c1dab0a5a874ca16e180f0dc509e5346481e.jpeg\"  class=\"sc-d34e428-1 ldCIuB\"\/>Buyers have been unwilling to meet price expectations at auction.George Chan<\/p>\n<p>In its May budget, Treasury forecast that the <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/politics\/federal\/the-caucus-cheered-albanese-s-tax-changes-but-will-voters-20260624-p609s1.html\" rel=\"nofollow noopener\" target=\"_blank\">government\u2019s tax changes<\/a> to help young people get into the housing market would lower property price growth by a modest 2 per cent against a background of roughly 6 per cent annual increases since 2000.<\/p>\n<p>But tax tools can be too blunt to allow governments to guide the glide to a gentle price landing.<\/p>\n<p>In the major markets of Sydney and Melbourne, the June price fall will be meaningful \u2013 and likely to mirror the drops of 0.9 per cent and 0.8 per cent reported in May. There is nothing gentle about this trajectory.<\/p>\n<p>Already this month, we have seen <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/property\/news\/the-suburbs-where-the-most-homes-are-failing-to-sell-at-auction-20260622-p608xy.html\" rel=\"nofollow noopener\" target=\"_blank\">weekly auction clearance rates<\/a> consistently below 50 per cent in many capital city markets, particularly Sydney, providing a clear portent for further price falls.<\/p>\n<p>Smaller capital cities that have been performing more strongly of late and propping up national figures for months are starting to see valuations stabilise.<\/p>\n<p>Not only have buyers been unwilling to meet price expectations at auction, a wave of sellers have been withdrawing their properties as they face the new and lower price reality.<\/p>\n<p>(For example, in Sydney, of the 812 auctions scheduled, 178 were withdrawn in the week to 27 June, according to property website Domain.)<\/p>\n<p>Related Article<a href=\"https:\/\/www.smh.com.au\/property\/news\/kristian-had-given-up-on-buying-a-home-the-budget-changed-everything-20260612-p6068h.html\" tabindex=\"-1\" class=\"sc-cba76dee-0 hdiTqm\" rel=\"nofollow noopener\" target=\"_blank\"><img decoding=\"async\" alt=\"Kistian Williams, 35, is a first home buyer actively looking for a home.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/06\/1782718750_344_eb13ef6ba51d0829caf21ca932479d1a81c875bb.jpeg\"  class=\"sc-d34e428-1 ioInpc\"\/><\/a><\/p>\n<p>For would-be first home buyers, the changes could present an opportunity to get a foot on the bottom rung of the property market ladder, which is just what the government was hoping to achieve.<\/p>\n<p>But if the government\u2019s changes represent the straw that broke the property market, this would cause other problems. The move could leave most Australians who own a home feeling poorer.<\/p>\n<p>Back when the government estimated the changes would shave 2 per cent off house price growth, many private economists still thought property prices would rise this year. Now even the major banks are predicting that <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/politics\/federal\/house-price-fall-could-slice-100-000-from-your-home-s-value-20260622-p608yl.html\" rel=\"nofollow noopener\" target=\"_blank\">house prices will fall<\/a> in the 2026 calendar year.<\/p>\n<p>It is no longer a question of whether prices will fall but by how much. A deep correction can lead to a ripple effect. In a rising housing market, the \u201cwealth effect\u201d experienced by owners can stimulate spending in other areas of the economy \u2013 particularly discretionary spending.<\/p>\n<p>Related Article<a href=\"https:\/\/www.smh.com.au\/politics\/federal\/inflation-eases-but-key-measure-rises-to-highest-level-in-almost-two-years-20260624-p609in.html\" tabindex=\"-1\" class=\"sc-cba76dee-0 hdiTqm\" rel=\"nofollow noopener\" target=\"_blank\"><img decoding=\"async\" alt=\"Inflation eased in May but was still above the RBA\u2019s target.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/06\/4ff3edef338514cad59e270c13e4dfed41d3322c.jpeg\"  class=\"sc-d34e428-1 ioInpc\"\/><\/a><\/p>\n<p>The opposite can occur if consumer sentiment is hit by falling house prices and people rein in their spending, in turn deducting from economic growth.
