{"id":782094,"date":"2026-07-06T06:33:17","date_gmt":"2026-07-06T06:33:17","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/782094\/"},"modified":"2026-07-06T06:33:17","modified_gmt":"2026-07-06T06:33:17","slug":"major-warning-for-homeowners-as-clearance-rates-slump-property-prices-expected-to-fall-eight-per-cent-through-2027","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/782094\/","title":{"rendered":"Major warning for homeowners as clearance rates slump, property prices expected to fall eight per cent through 2027"},"content":{"rendered":"<p>Australia\u2019s housing market collapse is only going to get worse, one of the nation\u2019s top economists warned as clearance rates and property prices dive.<\/p>\n<p>The national auction clearance rate stayed below 50 per cent for the third week in a row as three interest rate rises and recent tax changes announcements hindered buyer sentiment.<\/p>\n<p><a class=\"body-link\" href=\"https:\/\/www.skynews.com.au\/business\/real-estate\/property-prices-dive-in-sydney-and-melbourne-during-the-june-quarter-as-labors-cgt-negative-gearing-changes-take-their-toll\/news-story\/e391bfd7040066ca26444e2f9be2ae17\" rel=\"noopener nofollow\" target=\"_blank\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"e391bfd7040066ca26444e2f9be2ae17\" data-tgev-label=\"business\" data-tgev-metric=\"ev\">Property prices fell 0.4 per cent in May<\/a>, while Sydney and Melbourne experienced 3.2 and 2.6 per cent falls respectively in the June quarter.<\/p>\n<p>HSBC\u2019s chief economist Paul Bloxham said the downturn would continue as buyers avoided entering a market where property values were sinking.<\/p>\n<p>\u201cThis is just the beginning,\u201d Mr Bloxham said in a statement.<\/p>\n<p>\u201cThe recent big shifts in tax policy concerning investment properties, as well as the RBA&#8217;s earlier three rate hikes, have rapidly sapped investor demand from the market.<\/p>\n<p>\u201cAs we see it, first home buyers and other owner-occupiers are unlikely to want to try to &#8216;catch a falling knife&#8217;.\u201d<\/p>\n<p>The market slump comes as Labor will restrict negative gearing to new builds and properties purchased before budget night from July 1, 2027.<\/p>\n<p>Labor is also dumping the 50 per cent capital gains tax discount and replacing it with an inflation-adjusted model with a minimum 30 per cent tax rate.<\/p>\n<p>Australia\u2019s property market has also fallen as the Reserve Bank of Australia was forced to lift the cash rate 75 basis points while inflation remained elevated.<\/p>\n<p>Mr Bloxham noted that prices could fall about eight per cent by the end of 2027 as there remains no sign of a \u201ccircuit breaker\u201d in the market.<\/p>\n<p>\u201cWith no rate cuts expected anytime soon (there is still some risk of another hike), we expect no near-term circuit breaker, which means the housing price correction is likely to continue for some time yet,\u201d he said.<\/p>\n<p><img decoding=\"async\" class=\"poster-img\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/07\/ad5d8beeeee1bb5b26cd4fccc47bb822.jpeg\" data-sctrack=\"op-poster-img\" alt=\"'Promises don't pour concrete': Labor under fire as housing crisis deepens\" fetchpriority=\"high\"\/><\/p>\n<p>\u201cWe see national prices falling in H2 2026 and by 2-6 per cent over 2027 &#8211; implying a correction of up to eight per cent over that period.<\/p>\n<p>\u201cThe pace of decline in the June figures suggest the risks to this view look tilted to the downside too. Hold onto your hats.\u201d<\/p>\n<p>Property data provider Cotality revealed last week\u2019s preliminary auction clearance rate was just 49.8 per cent.<\/p>\n<p>This is well below the decade average of 65 per cent.<\/p>\n<p>The house price slump could also <a class=\"body-link\" href=\"https:\/\/www.skynews.com.au\/business\/finance\/housing-market-slump-driven-by-labors-capital-gains-tax-negative-gearing-changes-could-slow-down-total-economy\/news-story\/e09a69d40ca6d1367b0d78d391c36867\" rel=\"noopener nofollow\" target=\"_blank\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"e09a69d40ca6d1367b0d78d391c36867\" data-tgev-label=\"business\" data-tgev-metric=\"ev\">cause a slowdown in the wider economy<\/a> as the RBA last week warned the decline could inhibit growth in consumption.<\/p>\n<p>AMP\u2019s chief economist Shane Oliver said there was \u201cconcern\u201d consumption could fall as consumer spending typically falls 0.1 per cent for every one per cent decline in wealth.<\/p>\n<p>\u201cProperty is about two-thirds of total (household) wealth in Australia. The remaining bits are things like super and shares and so on,\u201d Mr Oliver told SkyNews.com.au.<\/p>\n<p>\u201cSo a seven per cent fall in property prices, all things being equal, would knock about 4.6 per cent off wealth.<\/p>\n<p>&#8220;When you multiply that out, is about a 0.5 per cent hit to consumer spending potentially.
