{"id":789954,"date":"2026-07-09T21:03:14","date_gmt":"2026-07-09T21:03:14","guid":{"rendered":"https:\/\/www.newsbeep.com\/au\/789954\/"},"modified":"2026-07-09T21:03:14","modified_gmt":"2026-07-09T21:03:14","slug":"sydney-rent-increases-domain-report-reveals-record-breaking-prices-and-the-suburbs-seeing-the-steepest-growth","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/au\/789954\/","title":{"rendered":"Sydney rent increases: Domain report reveals record-breaking prices and the suburbs seeing the steepest growth"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" alt=\"Sue Williams\" data-testid=\"author-avatar-image\" height=\"64\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/05\/c6f67524a1fff3ffa1c161a3960e5ac9c0d4bda5.png\"  width=\"64\" class=\"sc-9a01536c-0 libeSR\"\/>Save<\/p>\n<p class=\"sc-d1b14060-4 JmUoF\">You have reached your maximum number of saved items.<\/p>\n<p>Remove items from your <a href=\"https:\/\/www.smh.com.au\/goodfood\/saved\" class=\"sc-3f16ee48-12 sc-d1b14060-2 jyLmZI iQLtAb\" rel=\"nofollow noopener\" target=\"_blank\">saved list<\/a> to add more.<\/p>\n<p>AAA<\/p>\n<p>House rents in one Sydney suburb rocketed by over 40 per cent in the last 12 months, with several others shooting up more than 20 per cent.<\/p>\n<p>While the median house rent in Sydney has hit a <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/property\/news\/grossly-unaffordable-sydney-rents-hit-record-highs-20260626-p60acw.html\" rel=\"nofollow noopener\" target=\"_blank\">record of $850 a week<\/a>, rising by 6.3 per cent over the last quarter alone, some suburbs logged much steeper climbs.<\/p>\n<\/p>\n<p>The steepest recorded by the latest Domain Rent Report was in Abbotsford in the inner west, where asking rents for houses jumped 41.3 per cent to a median $1300 a week.<\/p>\n<p>It was followed by Milperra in the Bankstown area with a 29.4 per cent rise to $1100 a week, and Monterey in the south, up 28.9 per cent to $1225.<\/p>\n<p>\u201cThe growth of rents in Sydney has been just extraordinary,\u201d said Domain chief residential economist Dr Nicola Powell. \u201cThe vacancy rate remains at a record low for this time of year, and the supply of housing is just so tight.<\/p>\n<p>Related Article<a href=\"https:\/\/www.smh.com.au\/property\/news\/grossly-unaffordable-sydney-rents-hit-record-highs-20260626-p60acw.html\" tabindex=\"-1\" class=\"sc-cba76dee-0 hdiTqm\" rel=\"nofollow noopener\" target=\"_blank\"><img decoding=\"async\" alt=\"Gina Chatellier and her dog Monty at their rental property in the Five Dock-area.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/07\/a10d9f9dc8a18556abbe394a12be77f1aa5b12ed.jpeg\"  class=\"sc-d34e428-1 ioInpc\"\/><\/a><\/p>\n<p>\u201cBut we\u2019re seeing that all the areas with the biggest growth in house rents have a smaller sample of house rentals as against units, so that scarcity is also driving up rents.\u201d<\/p>\n<p>Other surges in house rents have been in Dover Heights in the east, up 25 per cent to $3500 a week, nearby North Bondi and the south\u2019s Brighton-le-sands, both up 22.4 per cent to $2600 and $1200 respectively, and South Coogee and inner-city Forest Lodge, each up 21.9 per cent to $1950 and $1280.<\/p>\n<p>But there\u2019s little relief for tenants when it comes to unit rents.<\/p>\n<p>In Concord West in the inner west, the median unit rent soared 24 per cent to $645, while in Enmore it went up 19 per cent to $643, and in the inner city\u2019s Millers Point up 18.2 per cent to $1300.<\/p>\n<p>For those trying to escape Sydney\u2019s sky-high rents by commuting from the Central Coast, the news wasn\u2019t much better. The next biggest unit rent increases were in Wamberal, at 18 per cent to $590, and Gosford, at 16.4 per cent to $640.<\/p>\n<\/p>\n<p>Powell said the better affordability of units drives many tenants to them, which drives up rents.<\/p>\n<p> \u201cThe tax changes coming through from the budget in negative gearing, capital gains tax (CGT) and self-managed super funds (SMSFs) not buying residential property will impact new investors significantly, so there may be fewer properties on the market to rent, although that hasn\u2019t come through in the data yet. But that\u2019s likely to push up rents in the future too, while it seems some landlords are raising rents in advance.\u201d<\/p>\n<p>That kind of forecast has persuaded renter Krista Bleakley, 29, to start looking for somewhere to buy.<\/p>\n<p>She\u2019s rented for the last four years, after moving to Sydney from the NSW North Coast. But after being forced to move three times in that period, and since the landlord of her shared unit in Fairlight tried to raise her rent by a third, she can\u2019t face it any more.<\/p>\n<p><img decoding=\"async\" alt=\"Renter Krista Bleakley with her dog Daisy.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/07\/de75ecbcfc837600ab8e9c5d5ca14a159a5ece7d.jpeg\"  class=\"sc-d34e428-1 ldCIuB\"\/>Renter Krista Bleakley with her dog Daisy.James Brickwood<\/p>\n<p>\u201cIt\u2019s a never-ending cycle of waiting for each new agreement, expecting an increase and then working out if you can afford it,\u201d Bleakley, a dementia consultant, said. \u201cYou have no ability to plan for the future as you have no long-term security.<\/p>\n<p>\u201cI\u2019m in the fortunate position of having family support to help me buy, and not everyone has that.
