This elegant and refined Crawley penthouse was once a diamond in the rough, unearthed by a yachtsman and his wife who were ready to leave the coast and start a new chapter by the river.<\/p>\n

\u201cWe\u2019d spent six or seven years looking for a property near the river because we\u2019d always lived near the coast down south and then in City Beach,\u201d said the couple, who owned and expanded a leading short-term luxury holiday home rental agency before selling it to a multinational company.<\/p>\n

\u201cI do a lot of yachting,\u201d the owner added.<\/p>\n

\u201cI started sailing when I was eight, so 50 years ago, and what appealed to us most about this particular property was the riverfront panorama and that it didn\u2019t feel like an apartment – it felt like a home.<\/p>\n

\u201cWe also noticed it had beautiful light throughout and that it wasn\u2019t one of those apartments where you have to turn the lights on.<\/p>\n

\u201cEvery room also had great views which were a mix of greenery, the city and the river.\u201d<\/p>\n

After selling their home in City Beach, the couple rented in Claremont to find out what transitioning from the oceanside to the riverfront would feel like.<\/p>\n

Before long, in April 2023, a two-storey riverfront penthouse on The Avenue in Crawley hit the market. It is one of four in a boutique complex.<\/p>\n

It had great bones and incredible views but the couple knew it needed extensive work, including re-configuring the layout and moving walls, to make it functional and beautiful.<\/p>\n

The existing maximalist interiors from the 1980s were no match for the apartment\u2019s dreamy surroundings.<\/p>\n

\u201cThe interior still had the original decor – pink shag pile carpet, a lot of jarrah, the big bold brass handrails and lots of angles, which we thought was unusual given the building itself is quite curved,\u201d the owner explained.<\/p>\n

\u201cWe continued to rent in Claremont after we bought the apartment and we asked Prince Design to come in and look at what was possible.\u201d<\/p>\n

The couple then enlisted interior designer Tamlin Prince, director of Prince Design, to take care of re-imagining the spaces and handed the construction over to Lux Interiors, helmed by Kyle McGregor and Andrew Daly.<\/p>\n

Given the apartment wasn\u2019t exactly a downsizer – it\u2019s bigger than most Perth family homes – the luxurious transformation took two years to complete.<\/p>\n

\u201cThere\u2019s 400sqm of floor space plus balconies plus car spaces so you have 610sqm overall \u2013 it\u2019s a big footprint,\u201d the owner said.<\/p>\n

\u201cWe had a massive house in City Beach and this apartment is only 40sqm smaller in space.<\/p>\n

\u201cThere is just no garden and pool for us to look after, which is helpful.\u201d<\/p>\n

The home has four bedrooms, four bathrooms, a four-car garage, a private lift, large living areas, dining spaces, a kitchen, a scullery and a wine room.<\/p>\n

Top of mind was a design that would not obstruct, or compete with, the enchanting river vistas.<\/p>\n

\u201cThe brief was centred around maximising the uninterrupted Swan River views, while creating a warm, highly functional and quietly luxurious apartment that would support the clients\u2019 lifestyle now and well into the future,\u201d Ms Prince told Western Suburbs Weekly.<\/p>\n

\u201cWe set out to create a refined, timeless home that captured the essence of riverside living.<\/p>\n

\u201cThe focus was on making the whole penthouse feel cohesive from the reworked kitchen, scullery and wine cellar through to the living spaces, master suite, custom joinery, curved staircase and lift integration.\u201d<\/p>\n

Ms Prince said re-orienting the kitchen to capture the shimmering river views was a no-brainer. She designed the kitchen around the idea that function and beauty shouldn\u2019t have to compete.<\/p>\n

There\u2019s a hidden scullery for the mess, generous bench space for cooking and gathering, storage tucked in at every opportunity and a little spot by the window made for morning coffees with a river view.<\/p>\n

The master suite, wrapped in glass and water views, also has hidden luxuries at every turn, including a concealed pull-out TV, motorised blinds and extensive robes.<\/p>\n

The ensuite, with its luxurious bath, soft lighting and dual suspended rain showers, was designed to feel effortless by day and beautifully atmospheric at night with its river and sky outlook, Ms Prince said.<\/p>\n

The renovations also include a work from home space with an integrated beverage fridge, a guest powder room, theatre room and laundry with an automated washing line system. It has two dining zones, one is more intimate and formal than the other and wrapped in river view glass. The space is perfect for dinner parties and special celebrations and flows to a terrace, which has a built-in barbecue and 180-degree vistas.<\/p>\n

Mr McGregor, who managed the construction alongside Mr Daly, said it was a complex build requiring extensive engineering, concrete scanning and carefully executed slab penetration. He also had to ensure the lift was discreetly incorporated so it did not compromise the home\u2019s design integrity.<\/p>\n

He also replaced all the doors and windows with custom curved double-glazing to boost their thermal and acoustic performance and to frame the Swan River, so it would be a constant presence throughout the home.<\/p>\n

Mr McGregor said the approach, from concept through to completion, was a deeply collaborative process between the designer, client and builder. It resulted in a home that feels timeless and elevated, while remaining highly functional, and it can be adapted over time.<\/p>\n

\u201cThe clients were very clear in what they wanted – a home that felt refined and contemporary but also warm, practical and deeply connected to its outlook,\u201d Ms Prince said.<\/p>\n

\u201cOur role was to translate that into a design language that felt calm and sculptural, while working closely with Lux Interiors to ensure every idea could be resolved beautifully in construction.\u201d<\/p>\n

She said a highlight of the home is the beautiful curved, sweeping staircase at the entrance.<\/p>\n

The custom-designed feature was beautifully finished in polished plaster and built on-the-go during careful collaboration with the clients and builders. Ms Prince said the impressive sculptural piece anchors the home and provides wow-factor when people step inside.<\/p>\n

The owner said he and his wife could not be more delighted with the transformation or imagine a more idyllic place to call home.<\/p>\n

\u201cWhat I love about living on the river is the view is ever-changing,\u201d he said.<\/p>\n

\u201cWe love seeing the storms ripping down and the people out there yachting.<\/p>\n

\u201cWe love the ocean but at night the ocean is dark whereas at night the river is well lit because it is surrounded by residences and the city and the boats and navigation markers. It is so beautiful and mesmerising.<\/p>\n

\u201cThis apartment has been perfect: the privacy and security here is amazing and it is so peaceful with so much natural light.<\/p>\n

\u201cWe have a family dinner here every Thursday night with three generations, which has been great because it really feels like a home here.<\/p>\n

\u201cIt\u2019s also easy to get outside and run around and the lawn in front of us is only about 50m from the river\u2019s edge.<\/p>\n

\u201cWe can walk to UWA where we are both members of the UWA physiology gym and pool, we walk to Steve\u2019s Hotel, cafes, parks, Royal Perth Yacht Club for Wednesday afternoon yachting and we can even walk to the city.<\/p>\n

\u201cWe didn\u2019t know until we moved here how incredible the location is.\u201d<\/p>\n

The couple, who have three children and one grandchild, admit it is difficult to let go of the property but they have made the decision to re-locate for family reasons.<\/p>\n
