(ABC News: John Gunn)<\/p>\n<p class=\"paragraph_paragraph___QITb\">The research finds buying remains lower for up to two years following the rate increase.<\/p>\n<p class=\"paragraph_paragraph___QITb\">That fall in housing purchases translates to a decline in the home ownership rate of 0.1 percentage point within weeks of the rate rise, peaking at 0.3 per cent four years later.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;To put that in context, the home ownership rate at the moment sits at about 66 per cent,&#8221; Dr Graham told The Business in an exclusive interview about his yet-to-be-published research.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;So you&#8217;re talking about maybe one-third of a per cent knocked off that 66 per cent.&#8221;<\/p>\n<p>Loading&#8230;<\/p>\n<p class=\"paragraph_paragraph___QITb\">That may not sound like a lot, but with close to 10 million households in Australia, each rate rise could be locking up to 30,000 households out of home ownership for years.<\/p>\n<p class=\"paragraph_paragraph___QITb\">But Dr Graham said each subsequent rate rise produced a smaller shock than those before it.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Those first rate rises, they were probably the most damaging, they were the ones that pushed a bunch of people out who missed out for a very long time,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;The subsequent rate rises, though, you&#8217;re sort of pushing into a part of the population that&#8217;s likely more and more able to cope.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">Even so, with three rate rises already this year and the high likelihood of more to come as soon as next Tuesday, the research suggests that the RBA&#8217;s monetary policy actions could reduce home ownership by more than <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2026-05-13\/will-cgt-and-negative-gearing-make-housing-cheaper\/106665146\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/106665146\" rel=\"nofollow noopener\" target=\"_blank\">Treasury forecasts the federal government&#8217;s investment tax changes to boost it<\/a>.<\/p>\n<p>Loading&#8230;Locked out for &#8216;many, many years&#8217;<\/p>\n<p class=\"paragraph_paragraph___QITb\">The modelling suggests home ownership rates eventually recover from the interest rate shock, but take more than a decade to fully do so.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2026-09-22\/rba-governor-michele-bullock-interest-rate-increase-predictions\/107181326\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">Rate rise looking likely<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">All four major banks and the bulk of money market traders believe the Reserve Bank will raise interest rates next week and governor Michele Bullock did nothing to dissuade them during a speech in Sydney.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Dr Graham said that was because changing life circumstances meant many prospective buyers locked out by rate rises remained excluded from ownership for years, some permanently.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;If you miss out on that ideal time, maybe next month or next year, you&#8217;ve changed jobs by then, new kids have come along, or the bank has changed its mind about how much it will lend,&#8221; he said.<\/p>\n<p>&#8220;It often means that you&#8217;ve missed out now, but you&#8217;ve actually missed out for many, many years to come.&#8221;<img decoding=\"async\" alt=\"Large houses in a suburb, as seen from above on a sunny day.\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.newsbeep.com\/au\/wp-content\/uploads\/2026\/09\/3320f00684bbd80c108357dddb3d465e.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Every interest rate rise is a setback for those looking to own a home.
