Picture: NewsWire\/ Monique Harmer<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Using housing statistics and a detailed large-scale model, Dr Graham from the School of Economics, is analysing how monetary policy affects Australians\u2019 ability to buy and own homes over time.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Dr Graham said early findings from the study show a standard 0.25 percentage point increase in interest rates leads to an immediate five per cent decline in home purchases, and buying remains low for up to two years.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cHome ownership rates also fall following a rate rise, declining 0.1 percentage points within the quarter following a rise and continuing to fall for four years before reaching their lowest point at 0.3 percentage points below baseline,\u201d he said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cA 0.3 percentage point fall in home ownership rate equates to tens of thousands fewer Australian households owning their home.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The modelling revealed home ownership does not return to its pre-rate-rise level for more than a decade.<\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1168729\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1168729\" data-capiid=\"a055aaadde5c227dccd01467667052ff\" width=\"768\" height=\"1024\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 768 1024&quot;%3E%3C\/svg%3E\"  alt=\"\"\/><\/p>\n<p id=\"caption-attachment-1168729\" class=\"wp-caption-text\">Sydney University\u2019s James Graham said a rate rise can set Aussie households back decades. Picture: LinkedIn<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cEven a single, modest interest rate rise can be extremely costly for households trying to enter the housing market,\u201d Dr Graham said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cThese findings suggest the effects of monetary policy decisions on home ownership persist well beyond the immediate economic cycle.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Dr Graham said the data shows younger households with less income are hit hardest and experience the largest decline in home ownership following an interest rate rise.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cFollowing a rise, incomes typically fall and households are forced to draw down savings that would otherwise have gone towards a house deposit, making future home ownership more difficult,\u201d he said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cHome ownership among middle-aged Australians falls several years later because many were unable to purchase a home when they were younger, whereas older households are largely insulated from the effects of monetary policy decisions.\u201d<\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1168698\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1168698\" data-capiid=\"120211ca69ce0d8ced731d24347c74d4\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"Sydney Saturday hot auction Ermington\"\/><\/p>\n<p id=\"caption-attachment-1168698\" class=\"wp-caption-text\">Repeated rate rises have already had a significant effect upon Australia\u2019s property market.
