The Central Lakes Association of REALTORS® (CLAR)August 2025 Housing Market Statistics show steady year-over-year sales alongside a growing number of active listings, creating more options for buyers and signaling favourable conditions in many areas.

“When we look at month-over-month numbers, we’re seeing encouraging signs for prospective home purchasers” said CLAR President, Christine Riley. “A steady increase in available listings, combined with improved affordability, means there are more purchasing options and market-entry opportunities for buyers. This trend is creating a shift towards a more attainable market and renewed confidence for those looking to make a move.”

August’s reported sales performance in Hastings County was strong, with the number of sales in the month being 169, closely mirroring those of prior year. The average sales price of $538,862 represents a slight decline of 2.9% from the $555,062 reported a year earlier, however homes sold more rapidly in August 2025, with an average of 43 days on market, compared to 46 days in August 2024.

There were 50 homes sold in Belleville where the average price was $511,060.

In Quinte West, that were 49 residential sales in August. The average sale price there was $565,447.

Sales in Prince Edward County held steady year-over-year, with 32 transactions recorded in August 2025, compared to the 31 sales reported in August 2024. August’s average sales price of $744,288 represents a decline of 7.8% when compared to the $807,648 reported in August of last. This decrease is offset by a 7.4% decrease in average days on the market year-over-year with homes selling more, an average 63 days on the market compared to 68 days in August 2024.

Northumberland County experienced a small increase in sales year over year, with 118 transactions in August 2025 compared to 115 in August 2024. The average price came in at $679,100 in August 2025, compared to $705,752 in August 2024, reflecting a modest 3.8% decline.

That included 19 sales in Brighton with an average price of $665,763.

Peterborough saw growth in both sales volume and average selling price year-over-year, reporting 193 sales transactions in August 2025, up from 160 reported for the same month the previous year. The average sales price rose to $715,608, compared to $656,899 in August 2024, representing an 8.9% gain year over year.

Kawartha Lakes recorded 113 sales in August 2025, virtually unchanged from the 112 sales reported in August 2024. Although the average sales price realized a decrease of 6.5%, coming in at $679,291 compared to the $726,519 reported a year earlier. Properties moved faster, selling, on average, in 41 days in August 2025 versus 48 days on market in August 2024.

676 sales were reported in Durham Region in August 2025, a modest decline from the 709 sales reported for the same month last year. A decrease of just under 5.2% in year-over-year average sales price, concurrent with an increase in active listings, suggests a more balanced, buyer-friendly market.
