While home prices remain significantly elevated across Ontario, particularly in the GTA, they have been steadily decreasing from the record highs they hit during the peak of the pandemic, with data from the Toronto Regional Real Estate Board indicating prices across the region dropped by over six per cent annually in January. 

During the first month of the year, the average selling price of a GTA home hit $973,289–down from $1,147,000 in January 2025.

In Mississauga, the average selling price is also down, falling from $1,047,025 in January 2025 to $943,607 in January of this year. The condo market has been impacted more significantly by falling prices, with the average condo price in the city decreasing from $601,119 to $534,289 year-over-year. 

While TRREB data suggests the average sales price of a condo remains above half a million dollars, real estate website and brokerage Zoocasa says eight units recently sold for under $400,000. 

Here’s a look at suites that just sold for well under average:

1010-50 Eglinton Ave W

This condo, which boasts virtually staged photos, sold for $399,999 after being listed for $399,000. Boasting one bedroom and one bathroom, the open-concept unit also offers floor-to-ceiling windows, a newly renovated kitchen, a parking spot, and access to a 24-hour concierge, a 24-hour gym, and an indoor pool.

Located in City Centre–just steps away from Square One–this one-bedroom, one-bathroom unit recently sold for $399,000 after being listed for $398,888. The open-concept suite offers hardwood floors, a bright bedroom with a walk-in closet and a freshly painted interior. Building amenities include a concierge, gym, pool, theatre, sports room, party room and guest suites. 

1208-350 Webb Dr.

This spacious two-bedroom, one-bathroom condo recently sold for its list price of $395,000. Spanning 1,000 square feet, the suite offers views of the skyline and Lake Ontario, a large entryway, a galley kitchen, a walk-in closet, floor-to-ceiling windows, and engineered hardwood flooring. Building amenities include a squash court, games room, pool, gym and sauna. 

407-4065 Confederation Pky

This upgraded one-bedroom, one-bathroom condo sold for $395,000 after hitting the market at $399,900. Located in City Centre, the unit, which is close to Square One and Sheridan College, offers an open-concept layout, a kitchen island/breakfast bar, a large balcony, and a spacious bedroom. The building offers a 24-hour concierge, a rooftop outdoor garden, a BBQ area, a gym, a party room, a kids’ playroom, a basketball court, and a rock climbing wall.

This one-bedroom, one-bathroom condo sold for $390,000 after being listed for $395,000. Building amenities include a 24-hour concierge, fitness centre, indoor pool, sauna and party room.

Another suite at 50 Eglinton Ave. W (The Esprit), this one-bathroom, one-bedroom unit sold for $389,900–the same price it was listed at. This Cooksville condo sold for $370,000, but was listed at $329,000. Building amenities include an indoor pool and hot tub, a party room and a 24-hour concierge. Condo fees include internet, cable and all utilities.

This two-bedroom, one-bathroom condo recently sold for $363,000 after being listed for $399,900. Spanning over 800 square feet, the suite offers a spacious living room, as well as a solarium, dining room and large master bedroom. The building is close to shops, restaurants, Square One, transit and major highways.
