It is no coincidence that Mississauga has been named the happiest big city in Canada, and its accessibility to downtown and lifestyle infrastructure make it also one of the most well-rounded real-estate spots in the Greater Toronto Area (GTA).

According to King Realty Co.’s agent Tiffane Sankey, who is also a Mississauga resident, the city has much more to offer than proximity to Toronto. Convenience is a major favourable factor there, featuring easy access to major shopping hubs, including Square One, Heartland Town Centre, and the Erin Mills district, as well as GO Train stations and MiWay Transit. 

“Another thing is the cultural diversity. Mississauga is incredibly multicultural. I live in Mississauga myself, and it’s reflected in everything, [including] the food scene, there’s so many different types of restaurants, and then you also have local businesses and community events and neighbourhood identity. For most people, that diversity creates a strong sense of belonging and access to amenities that reflect their lifestyle and background,” she explains. 

Sankey also says many buyers might choose Mississauga for their investments thinking of the future, as there are currently several development projects on the way, especially around Square One and Erin Mills. 

Although the area is highly desirable, the current real estate market offers buyers the possibility of finding properties on a friendly budget, including many units under $500,000. 

“The majority of these properties are condo apartments in newer and older buildings. In the older buildings, the units will be larger. In the newer buildings, they’ll be a bit smaller, but we’re also seeing some condo townhomes come up in that price range which can offer more space and functionality for buyers,” Sankey explains.

But for those who are now ready to move ahead with purchasing, the realtor recommends first finding good real-estate professionals who can help with the search, and getting pre-approved before starting with the search. 

“What’s equally important and often overlooked is building a realistic budget. Just because you’re approved for a certain amount does not mean that that’s what you’re going to spend. You need to factor in your current lifestyle, your monthly expenses, your property, your tax, your maintenance fee, and your overall comfort level.” she adds.
