The action

Listing agent Hamish Ross said his clients sold because they were moving out of the province. They purchased the house in 2017. They first listed in August during a slow market. They received the winning bid after reducing the asking price by $101,000 in early February. There was some back-and-forth negotiations before they agreed on a purchase price, a further $118,000 below the adjusted asking price.

“Altogether, we had four offers,” he said. “The sellers are relieved to have it sold, and the buyers are really excited because they have kids, and there’s a nice big pool and a big yard as well.”

What they got

This four-bedroom, four-bathroom home was a high-end, executive-style residence when it was built in 1985. The 3,797-square-foot house sits on nearly a third of an acre on a hill with views of Mount Baker, on a quiet street close to downtown Cloverdale.

A heated pool, hot tub and cabana with a full bathroom take up the private landscaped backyard, and there’s a media room in the loft over the 484-square-foot garage.

The house has hardwood floors, granite counters, stainless-steel appliances, a grand curved stairway, cathedral ceilings and central air conditioning.

The agent’s take

“There is so much competition,” said Mr. Ross. He is working on 20 listings, mostly in the South Surrey and White Rock area.

“The potential of this home is massive. But it sold for less than asking because of the need for updates.”

The deal was completed on March 20.
