The action

This brand-new townhouse in northeast Calgary failed to receive a single offer over seven months last year, despite the efforts of two agents. A new agent’s solution was to improve the property’s presentation by removing unsightly leftover construction waste.

Agent Bryon Howard said the sellers lost valuable time by not acting sooner.

“That whole time, inventory was increasing,” he said. “Properties really had to be 100 per cent show-ready without any messes around.

“It’s a brand-new complex with dust and dirt, and boxes and plastic, not only on the exterior but in the mechanical room of this property and garage.”

There were only four visitors over four weeks when the property was relisted in January, but the seller was relieved when one brought forward an offer, and a deal was negotiated at $17,900 under the asking price.

“A little bit of tidying up made all the difference,” Mr. Howard said.

“For townhouses in Redstone, there are currently 37 active or pending listings, and only three sold in the last 30 days.”

The agent’s take

“It’s in the very northeast part of the city in proximity to the Calgary airport, Balzac shopping mall, and the [highway] corridor between Calgary and Edmonton,” Mr. Howard said.

“People who do that commute a lot for business really like that location.”
