The action
Author Roy Ratnavel had his five-bedroom home built about 10 years ago. His agent, Belinda Lelli, with an eye to the growing number of competing homes around Wanless Park in February, advised an asking price below $6.3-million.
“It’s a beautiful luxury, custom home, but pricing is always so important,” Ms. Lelli said.
“This year, more than ever for the first financial quarter, there were more luxury homes in excess of $4.5-million within a two-kilometre radius, and specifically a one-kilometre radius.” Ms. Lelli said many sellers were anxious to come to market before the City of Toronto’s tax on luxury homes priced higher than $3-million came into effect on April 1.
“We saw an influx of homes due to the impending luxury tax. There was a direct correlation.”
About 80 visitors toured the space. A first offer, delivered within days, was rejected, as were two others. Finally, a bid of $498,000 under the asking price was accepted.
“The other offers had conditions of finance,” Ms. Lelli said.
