Home sales continue to climb while house prices declined last month in Mississauga.

Market activity in Mississauga continued to grow in April, with 516 homes trading hands—an increase of 14.6 per cent from March, real estate brokerage Zoocasa said in its analysis of the Toronto Regional Real Estate Board data.

This is also an increase from April 2025 when 490 homes were sold in Mississauga, according to TRREB data.

The average selling price rose 1.5 per cent month-over-month from $966,615 to $980,653, Zoocasa said. The average price is still down from April 2025, when it was $993,959.

Homes in Mississauga are selling in an average of 46 days, though that varies by property type.

Detached homes are still under price pressure amid rising supply. The average price declined five per cent to $1,364,097, while new listings increased 15.4 per cent, the report stated.

The average price for a detached home in April 2025 was $1,440,838.

With 569 detached homes available—up from 493 in March—buyers have ample choice, reinforcing the need for competitive pricing and strong presentation, Zoocasa said.

In contrast, the condo apartment segment is showing signs of stabilization, the report stated. After several months of price adjustments, the average condo price rose 3.7 per cent to $546,984, with 134 sales recorded, up 6.4 per cent month-over-month.

With this increase, the price is nearly at 2025 numbers. The average price of a condo apartment in April 2025 was $549,790.

New condo listings remained relatively flat, pointing to a healthier balance between supply and demand, Zoocasa said. This segment continues to appeal to entry-level buyers looking for affordability in a high-inventory environment.

The average price of a semi-detached home was $921,700, a row or townhouse was $866,700, and a condo townhouse was $710,909 in April 2026, according to TRREB data.

Buyers have seen lower prices across the Greater Toronto Area, according to TRREB. The average selling price, at $1,051,969, was down by 4.9 per cent compared to April 2025 in the GTA.

Sales have increased across the GTA.

“We have experienced an uptick in home buying activity so far this spring,” said TRREB president Daniel Steinfeld. “Buyers have taken advantage of more affordable housing market conditions on the back of lower home prices. If market conditions continue to tighten and home prices level off, this could be a signal to intending homebuyers who remain on the sidelines.”
