UrbanToronto Tours Topped-Off One Delisle from Podium to Crown
UrbanToronto was recently invited to tour One Delisle at Yonge Street and Delisle Avenue in Toronto’s Deer Park neighbourhood. Developed by Slate Asset Management, the 44-storey condominium tower is Studio Gang’s first Canadian commission, with WZMH Architects serving as Architect of Record. Rotating eight-storey volumetric modules transform its massing from a rectilinear podium into a near-cylindrical crown, creating a spiralling profile as it rises.

The tour begins inside the future ground-floor, a double-height space currently framed by exposed concrete columns and soffits, and crossed by insulated mechanical ductwork. Along the street-facing elevation, black structural framing outlines where the limestone facade of a previous building onsite — not heritage-designated but with character and value — will be reconstructed with new punched period-accurate windows in the openings above.

North of the to-be-reconstructed wall along Yonge Street, a glazed curtain wall encloses approximately 6,000 ft² of retail frontage. Full-height vision glass and opaque spandrel panels sit in dark aluminum frames between exposed concrete columns. Unfinished concrete ceilings, suspended mechanical services, and temporary lighting rset the scene during the construction period.

Above on the second-level, a narrow section of the residential terrace will provide private outdoor spaces, separate from a shared outdoor amenity area, and connected directly to a spa. The unfinished podium roof’s waterproofing membrane has been applied, while exposed concrete remains in other areas, while white aluminum cladding and dark glazing bring the tower’s faceted envelope to the terrace edge.

To the west of the terrace, a future public park remains a construction staging area for the time being, site offices, formwork, bundled materials, access equipment, and a concrete mixer truck amongst the equipment and materials there currently.

In another corner of the second-floor terrace, robust galvanized structural-steel members that will make up the crown above the penthouses are currently staged. Resting horizontally on temporary plywood protection, the beams feature prefabricated connection plates, ready to be hoisted by crane and assembled atop the tower.

Looking sharply upward makes the modular geometry particularly legible. At four-storey intervals, the floor plate contracts and pivots inward, creating stepped transitions within the larger eight-storey modules, and private terraces at successive levels as the rectilinear base approaches the near-cylindrical crown. White, powder-coated aluminum-clad piers follow the shifting slab edges, framing alternating bands of dark curtain wall and recessed balconies.

Inside, elevator-front installation is underway, with metal entrance frames and doors fitted but covered in protective film and guarded by temporary timber jambs. The opening is set within concrete masonry unit walls — atypical for a Toronto high-rise condominium, where elevator shafts are more commonly enclosed in cast-in-place concrete.

On the fourth floor, a completed model suite demonstrates the interior finish standard with an Italian-manufactured kitchen featuring full-height, flat-panel cabinetry and appliances.

On an upper residential floor, an exposed demising-wall assembly comprises metal-stud framing packed with mineral-wool insulation. Used between suites instead of a solid concrete shear wall, the layered assembly improves acoustic separation and limits the transfer of odours.

On the 44th floor, one of One Delisle’s six penthouses spans approximately 3,000 ft² directly beneath the crown. Exposed concrete slabs, walls, and perimeter columns currently define its expansive open floor plate, which extends toward broad facade openings and panoramic views.

At the 45th level, the crown’s structural frame is beginning to project beyond the concrete roof slab. Galvanized steel columns and horizontal beams (matching those stored on the level 2 terrace) are being assembled with bolted connections to form a cantilevered perimeter support. Temporary edge protection remains as the skeletal frame extends above the penthouses.

Inside the crown, closely spaced adjustable steel shoring posts support the concrete slab above during the curing process, while black structural-steel beams span sections of the open floor plate. The exterior self-climbing system allowed construction to advance before the elevator-zone slabs were infilled. The crown has no interior shear walls, leaving an open layout for its mechanical spaces and ongoing fit-out.

Hook-ended rebar projects from the slab along the footprint of a concrete curb yet to be formed. The raised curb will establish the enclosure base around the boiler and electrical rooms, separating these rooftop service spaces from the exposed slab. Additional galvanized crown-framing members await installation beneath the partially assembled steel superstructure.

One Delisle stands 155m and will house 371 condominium units.
