A proposal to replace a plaza with a residential development in Mississauga returns next month with a few changes.

The plans for an old plaza at 1225 Dundas St. E., west of Dixie Road, have changed a few times.

The plaza is home to a few businesses such as Danforth Food Market, Baituna Furniture and Spoon and Fork.

In 2022, developers submitted an application to build a 12-storey residential apartment building with 462 units with ground-floor retail and 34 townhouses.

In 2024, the height increased to an 18-storey terraced building with two point tower components connected by a shared nine-storey podium.

The heights have now been lowered, and the plan is for two 16-storey apartment buildings connected by a six-storey podium from developers Stephen-Mitchell Reality Limited, Whitehorn Investments Limited, Lynrob Investments Limited, Richco Investments Limited and Tobdele Investments Limited, according to reports submitted to the City of Mississauga.

There would be space for businesses on the ground floor. The plans also include 34, four-storey, back-to-back townhouses.

A total of 612 apartment units and 30 townhouse units are proposed.

“The latest submission reflects a refined proposal that responds directly to agency and municipal feedback, including concerns related to urban design, wind, sun/shadow impacts and Land Use Compatibility Assessment (“LUCA”) requirements,” the developers said in a letter to city planners. “The revised design reduces the overall tower building height to 16 storeys while continuing to support intensification objectives and contribute to the delivery of much-needed housing within the community.”
