A new development proposal would replace two houses with 12 townhomes in Mississauga.
The proposal is for two large lots at 50 and 60 Harborn Rd., north of the QEW, in Cooksville, according to an application submitted to the City of Mississauga.
Two homes are on the properties, which would be demolished, along with any sheds or other structures, to make way for the development.
Much of the mature vegetation will also be removed, but the developer hopes to keep the trees along the rear and side lot lines.
The proposed townhomes will be located within two blocks that will flank a common element condominium roadway. Access to the property will be from Harborn Road.
Five units will be in a block on the west side of the private road and seven units will be in a block on the east side.
All of the townhomes will have private driveways and single-car garages accessed from the common element roadway. There will be sufficient space on the individual driveways to park a vehicle.
Additionally, four visitor parking spaces, including one accessible space, will be located at the south end of the roadway.
Each townhome will have three bedrooms and 2.5 baths. The units adjacent to Harborn Road will be three storeys in height. The remaining units, interior to the site, will be four storeys with the highest floor located within the roofline.

The first storey of the townhomes will have an integrated garage, utility room and a two-piece washroom. The corner units will also have a study, family room and laundry room on the first floor. The second storey of all units will contain living, dining and kitchen spaces and the third and fourth storeys will be reserved for bedrooms and bathrooms.
Each townhome will have a private backyard, and a common-element outdoor playground area is planned.
No affordable housing units are being proposed in this development, according to the report.

The development will “provide additional housing options in a neighbourhood that is currently developed almost exclusively with detached homes and will result in a net gain of 10 dwelling units, thereby making more efficient use of the subject site and existing public infrastructure and services,” the planner said in the report.
The property is within approximately 200 metres of the North Service Road transit station on the Hazel McCallion Light Rail Transit line, currently under construction.
The application is in its early stages and will go to the city’s Planning and Development Committee for consideration at a future date.
