A contested condo project, which some described as a “cruise ship,” is back up for consideration in Mississauga.
The proposed development at 900 Lakeshore Rd. W. in Lorne Park has come up against resistance from area residents. The property is next to Richard’s Memorial Park, currently home to a single-detached house with a pool.
Initially proposed as an 11-storey condo building with 178 units in 2023, the proposal changed to 10 storeys with 188 units in 2025. Residents opposed to the development organized a rally to “Stop the Cruise Ship at 900 Lakeshore.”
Residents who formed the 900 Lakeshore Committee raised concerns about “hurricane-force winds” caused by the building, a disruption to the Carolinian Forest ecology, increased traffic, parking overspill onto parkland lots and groundwater management.
Now, a nine-storey condominium apartment building with 161 dwelling units is proposed and is scheduled to be considered at the Sept. 8 Planning and Development Committee meeting.

The application has several changes including the reduction in height from 10 storeys (32.2 metres) to nine storeys (29.2 metres), the residential parking rate has increased from 0.89 spaces per unit to one space per unit; and the developer has agreed to dedicate lands containing natural heritage features (i.e. woodlands) to the city, according to a city report.

In addition, technical studies have been updated and revised to address concerns raised by departments and agencies, the report states.
City planning staff recommends approving the application.
The development is compatible with surrounding environmental features. It will not result in negative impacts to the ecological functions of wetlands, significant woodland or significant valleyland, the report states.

There are sufficient services such as water and sewer for the development.
But there are additional detailed plans and/or study updates required, staff said. If council approves the project, a holding provision will be in place until the city gets these updates.
