The action

This one-bedroom unit without a parking spot is in a four-year-old high-rise siding onto Yonge Street, about a block north of Yonge Eglinton Centre and Eglinton subway station. Its asking price was slowly lowered from the $500,000s to the $400,000s this year, in stark contrast to similar models that had sold in the $600,000s in previous years.

“We were following the market, and as prices continued to decline, we had to adjust our approach,” said agent Ira Jelinek.

“This type of property, back in the day at the height of the market, traded for $640,000.”

High inventory levels in the area added to the challenge of drawing serious buyers. The seller rejected an early offer but negotiated a $415,000 deal from a new bidder in November.

“It’s a tough market for this type of property today,” Mr. Jelinek said.

“But we always had consistent showings. There was no lack of buyers looking at Yonge and Eglinton for a one-bedroom unit to live in.”

“It was on a high floor and was facing south,” Mr. Jelinek said.

“It’s a good building because of its location by Yonge and Eglinton. It’s right in the thick of it.”
