The action

This three-bedroom house went up for sale a week after Thanksgiving with an asking price under $1-million and got more than 20 visitors. Within days, there were several offers.

“You always want to have multiple offers in any scenario, but it wasn’t listed intentionally for that,” said agent Michael St. Jean.

“There are very low levels of turnover in communities like Dundas, and Little John is a very popular street in Dundas.”

The top bid – $62,501 above the asking price – came from house hunters impressed by the property in a quiet town 70 kilometres west of downtown Toronto. The 66- by 136-foot lot fronts onto a park and backs onto a conservation corridor with a trail system.

“When the right home came up on the right street, and in the right community, [the buyers] jumped on it immediately,” said Mr. St. Jean.

“With nothing in front or behind, it’s a one-of-a-kind opportunity for a lot of people.”
