Four Baby Point Terrace appealed to mostly move-up families with young children living in and around this highly desirable area, says listing agent Cathy Stevens.
“This neighbourhood is defined by its mature tree canopy, tranquil streetscapes and a collection of beautifully appointed residences that reflect pride of ownership and architectural character,” Stevens says. “While this property needs updating, which was the biggest deterrent, the opportunity to get into this neighbourhood at this price point made it appealing to a variety of buyers. There was no real interest from builders or developers. A possible reason is that Baby Point is a heritage conservation district. It could also be because of the economy.”

“There was steady interest throughout the duration of the listing (excluding the holiday period when we were off MLS). The house was on the market for 4.5 months so there were ebbs and flows over the course of that time,” she says.

It’s also close to Etienne Brule Park, boutique shops and dining on Jane and Annette streets. Old Mill Toronto and Bloor Street West are nearby.
