A major development project proposed for the western GTA could create a new community housing more than 10,000 residents.

The proposal is planned for North Oakville, just south of Milton and near Mississauga. If approved, the development would transform the largely rural area into a dense urban community.

A draft plan of subdivision, along with applications for official plan and zoning bylaw amendments, was recently submitted to the Town of Oakville by BDP Quadrangle on behalf of Westerkirk Capital.

The site is located at the southeast corner of Trafalgar Road and Burnhamthorpe Road East, where open fields and the Vic Hadfield Golf & Learning Centre currently sit.

“Our vision is based on the idea that everything around a home is as important as the home itself,” reads a statement on the project website, livabletrafalgar.ca. “The proposed community at Trafalgar Road and Burnhamthorpe East will be designed around a series of parks and open spaces that connect to planned future schools and planned transit.”

The proposal includes 27 buildings with heights ranging up to 30 storeys, featuring a mix of residential, office and commercial space.

Divided into 12 development blocks, the community would include a “main street” connecting internal roads to a central town square featuring shops and patios intended to serve as a community hub.

Plans also call for parkland, trails, recreation areas and future schools.

According to the proposal, the development could eventually house more than 10,000 residents in 6,420 mixed-use residential units available for both ownership and rental. The breakdown includes 4,142 one-bedroom units, 1,628 two-bedroom units and 650 three-bedroom units.

Most parking would be located underground, with 7,703 spaces planned.

To help reduce travel outside the community, the proposal also envisions large-format retail uses, including grocery and department stores.

The project remains in the discussion phase with the town, and one public meeting has already been held. No approvals have been granted at this stage, but if approved, the development would be built in phases over several years.
