Calgary’s surrounding communities’ resale real estate markets saw a mix of results in May with some municipalities seeing growth while others struggled to see gains in prices and sales.
Calgary Real Estate Board statistics for May show that Canmore and Strathmore fared among the best of all markets in the region.
In Canmore, the benchmark price was up almost two per cent, reaching $1,122,000.
Sales increased more than 18 per cent.
In Strathmore, sales were flat year over year, while the benchmark price increased a little more than one per cent to reach $452,800.
High River also experienced higher demand. It saw year-over-year growth in resales, up more than nine per cent in May. Its benchmark price was, however, off 0.1 per cent.
Cochrane resales grew almost seven per cent year over year last month, but the benchmark price was down a little more than one per cent to $576,400.
Other communities experienced decreases sales and prices in May.
Okotoks sales were down more than 24 per cent. There, the benchmark price fell almost two per cent to $618,900.
In Chestermere, the benchmark price also fell about two per cent year over year to $706,800.
Resales in the community were down almost 25 per cent from the same month in 2025.
Airdrie resales dropped 15 per cent in May, while the benchmark price declined nearly five per cent to $515,000.
Among all communities, Chestermere had the most choice based on its pace of sales with nearly six months of supply in May, an increase of 71 per cent from the same span last year. Despite rising sales, Strathmore had the second highest level at more than four months of supply.
High River’s market was the tightest with less than two months of supply.
