Fengate Asset Management plans to build a mixed-use community above an active rail corridor. The project has fittingly been dubbed ‘Toronto Rail Yards.’
The LiUNA Pension Fund of Central and Eastern Canada project aims to build nearly 4,000 homes, including family-sized units; 85,000 m2 of office space; more than 2 acres of park space; two child-care centres; and approximately 4,700 m2 of retail space in Toronto, between Bathurst Street and Spadina Avenue. It is to begin with a 6-acre extended over Metrolinx’s rail yard and will eventually connect with the new Spadina-Front GO Station.
As Fengate puts it, “Toronto Rail Yards represents one of the city’s most innovative engineering opportunities, creating new land above an active rail corridor in the heart of downtown.” The project team includes Henning Larsen, Hines, PCL, WW+P Architects and RJC Engineers.
Site preparation and construction on the deck are anticipated to begin in 2028. The project will be delivered in phases to minimize construction impacts.
